I have been understudying the real estate market and it looks very promising. I hope there are canadian buyers and investors that can team up and do credible business deals in USA. The challenge faced is that one needs to inspect the property before making a purchase, I would like to be driving there every week. Let me know your thoughts on this.....Smiling

help home on 5 acres in commercial area

I am waiting to hear back from the daughter. I saw a home in Waukesha county which is a nicer county next to Milwaukee that has seen growth esp. near this town. The tax bill says the ladies name and 2004 living trust next to it.
Then the daughters name under it with C/O and her name and address. Place is under weeds and tall grass and been sitting for at least a year. I called the number and an atty answered. He said they were asking around $200k and when I checked the tax bill was assessed at $208k. Now I haven't run comps yet.

I have been out of the loop for a while, where do I start.

My father was sick while I was starting my business and my father died and I never got in a rythm. What do I do to get started. I hae a LLC and I recertified it with the state so what do I do now. I just need a start point. I also still have a good contact list but don't know what to do with it.

Question about “short sale”

I got a list of REO’s from a bank. A week or two later I found a buyer who said he will “buy short sales all day long.” So I was going to call the woman at the bank and ask her if she’s willing to do a short sale with any of the houses on the list to get them off their books.
Is that the way I should go about this or should I already have houses on the list picked out before I talk to the bank?
Or maybe I should do more homework and find out which of the houses have been on their list the longest.

First Deal ?

So I have a possible deal. The owner is a retired cop who built the home himself. The house has been paid for since 2001. The owner just went through a divorce not to long ago and he seemed pretty motivated when we spoke. He just wants to sell so that he can take the proceeds and build a new home in a different state. Through my research and our conversation I found out that he has been trying to sell for at least 180 days. Here's the specs for the house:

Sq Ft:3600
Built:1983
4 Bed/3 Bath
Lot Size: 1.75 Acres
Prop Tax:$5,512

He says the home doesn't need any work(I highly doubt that). He said his things are already in boxes and ready to go. So my question is How can I try to make this work?

Termite Inspection on Shortsale

I want to get a Termite inspection on a property (shortsale) I want to purchase; I'm deciding on where to get an inspector; has anyone used any of the brand names, i.e. Orkin, Terminix, Clark, etc. that you can recommend? Or have you used a local company in your area?

Also, in a shortsale, does buyer or seller pay for it?
