I just spoke to a real estate agent who said that they would work with me but they charge 50.00 per offer and a fee of 1250.00. The 50.00 fee for the offer is waived if the offer is accepted. She also requires a 1 year agency agreement and 1000.00 earnest money deposit on file. Does this sound ok to anyone? My initial reaction is to find another agent but wanted to get feedback from everyone first.

tell her she's crazy. you should never ever have to pay an agent to make offers for you. That's what commission is for. I had an agent that started out making lots of offers for me and soon realized it was time consuming so she said the only way she could keep doing it is if I paid her by the hour. I booted her as fast as I could.
