Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

8/28 Tough Love!!!

Hi DG Family............Boy oh Boy its been such a long time since we have connected. I was in tune to the Set for Life program Dean put out on the market, and I am sure that its a great program but I just do not want to kick out my money in that fashion right now. "Ive been following though Dean"

Personally Im going through some sh** right now on the home front. I feel that its going to hit me like a ton of bricks especially since its going to change my life drasticlly. My night job seems to be taking a toll at the home front if you know what I mean. ITs only that in my situation I think it has pretty much "hit the fan." BOy I wish I owned a couple of homes right now. You know an alternative to the drama. But enough with that...........

Im pretty much giving up the MLS and strictly focusing on FSBO leads. Elix hit it home with the last post that he posted in my journal. Its starting to feel like a burnt out process with the MLS here in NY because I just have not been getting the contracts dealing with these agents. I have slacked off a little bit I cant lie. Forgive me to all of those who looked to me as inspiration in their battle with preserverance, focusness, and determination. I will look at this one as a breather. HOnesty through reading your last messages: Karen, Cathy, Richie, Liane B, Elix, and Laura it is a refreshing feeling to know that we are still "one by one, two by two climbing higher towards our goals of financial freedom through real estate. Its just nice and comforting to be part of such a beautiful family if you know what I mean.

Well not many FSBO leads have come my way but it only makes since because lately I have not been as proactive with my dealings. In this world its a simple principle, "You reap what you sow"

I am still on the brink of my first closing with the "ole pastor deal" the buyer is suppose to be rapping everything up with the seller on Monday. ITs been going day by day and I should have kept you guys up to date but I got you dont worry. WE will walk to closing together.

Why don't you try expired listings?
Having been the owner of an expired listing - for four years - I would have been glad to talk to someone about alternatives.
There are lots of good posts on this site about them.
Good luck with that pastor deal.

I'm sorry to hear things on the home front are difficult right now. Wish I had the words to make this better for you.

It's good that you are moving in the direction of FSBO's. Lauri has a good suggestion to give you another alternative too. You could also get into probates. There is a recent thread you might find interesting about them.

Shane, no matter what you may think at the moment you are an inspiration, well liked and respected on this site. We all have those times when we put on the brakes.

I am looking forward to hearing that the 'ole pastor deal' gets to the closing table for you.

I honestly have not put in the same effort that I am accustomed to putting into my REI ventures and I am so ashamed to say it, but I will get back to business sooner rather than later.

THe ole pastor deal is coming slowly but surely. EVeryday it seems like there is something that is prolonging it to the next day but it is still alive. Of course I will keep the FAM up to date. I should be changing the title of my journal sometime soon.

9/1 One STep at a Time!!

Hi DG family. Ok its been a while and it feels so good to step back into the sea of success. I have so many entries to catch up on but I have a feeling that the FAM is steadily rising to the TOP especially considering the extent that Dean and his team is going through to make us successful.

The 'Ole Pastor Deal' surely is a test of your patience but you'll get there. I remember reading about all of the things you did to get this deal rolling. Not being able to get into the house a couple times and then securing the window to ensure entrance on your next visit - you crack me up sometimes! You know how to make things happen.

I'm glad you took the time to enjoy 'family day.' After all isn't this why you do what you do?

Taking A Breather

Shane,

It is a good thing to take a breather sometimes. When you beat your head against a brick wall for so long, your head can sometimes start spinning! You just have to shake it off and look at that wall a little differently.

Obviously, going through it (the brick wall) is not working, so where is the gate? The window? A crack? NY has got to be one of the toughest areas in the country. The FSBO mkt is definitely an alternative.

I have pretty much decided to go the probate route. Very little competition since most people don't know how to go about it and there are even more of them (probate deals) than there are foreclosures, etc. Sellers are usually very motivated-it wasn't a property they chose in the first place, they just want the cash. You already have buyers that you have a great rapport with, so maybe that is a great area.

9/9/10 Stuck!!

Hi DG Family. Its been a while since I have posted but REI is on my mind everyday all day. At this point in time in my REI career I can talk about more things that Im not doing than doing, and believe me Im not proud to say this at all. They have this saying that sometimes you, "Hit a brick wall!" but I am one of those people that do not pay that saying any mind because I know this type of thinking is just that a thought and if you let these types of thoughts move in your brain, they are just like an ungreatful family member or friend that moves in your house and does not contribute but only causes more problems and drags you down like an anchor to a boat. Enough of all of that because I do my best not to make excuses at all besides there are many examples in our DG family of people that are making it happen so really there are no excuses because they breathe the same air I breathe.

There is a real estate investor that I have been in correspondance with who offered me the option to work with him so I think I will take him up on that. I will give him a call and hang out for a while if you know what I mean.

I want to meet up with Richie Rich. He is really doing his thing and I feel like that the positive energy that he is running with could really do me justice. I will just have to see if he has the time for a budding REI like me who has yet to close a deal. lol

The ole Pastor deal honestly Im about fed up with the buyer. Always post poning the date to get the escrow back to the seller's lawyer. What can I say I gave it all I got and its probably past time to move on to the next one.

Im strictly focusing on FSBO's now so its all about marketing to get these home buyers to call my 800#. When I get home in the morning I do have a 55 second message to listen to from someone who left a message. Lets hope for the best.

Being stuck

if I were you i'd concentrate in the boroughs; LI's taxes just make things complicated and in the boroughs its alot easier for you to get around and you'll have more access and faster closings

Actually Sunday was always my day when I was active in sports, but I have to agree with you that it slowly became kids/family day. I coached my sons football team for yrs SO i was always with family lol.
I do try to devote w/e to my family since I am always on the run during the week.

Hey whats up Shane? Your journey that you have been on is an inspirational motivational masterpiece. Whatever you do, and I know you wont, but DON'T give up. Consistent persistence is the name of the game. And your life story that you have done such a magnificent job of tracking in this journal is that to a T. I have just read your journal and I feel like I have been with you over the past year as you have been growing your REI business. Have you reasearched becoming a real estate agent yourself? The cost of taking the course and getting your license is less than most would think. Typically less than $300 for the license course which is worth it in itself. Then after approximately a 1 month course you have to pass a national and state exam which is less than $100. per try. lol. The state portion tends to be the harder of the two because it deals with actual laws of your state. After you pass the exams you can affilliate with a broker and there will be a few more fees such as E and O Insurance, MLS dues, and some other expenses which are less than $2000. The level of respect that you get from investors, buyers, sellers, lawyers and other professionals a long with other marketing and networking benefits can really help your REI business explode. What if you didnt need to pay an agent any commission? And one better what if you could pass that buyers commission on to your sellers agents commission? That would make your offer much more compelling than your competition wouldnt it? Anyways the spread on the deal is a lot better than 3%. Just something to think about and maybe something that could remotivate you. I know how it feels to try so hard for so long and feel like your back to square one. And yes you have learned so much and gained so much swagger from the experience of talking to other Real Estate Professionals. But having an actual title recognized by state, federal, and industry professionals is empowering on a whole new level. I know this is a long entry but it appears I have a lot of catching up to do. About REO's. You can purchase REO's as an LLC ( they cost about $300 to create) then sell the LLC to your investor. To understand this concept more speak with your RE attorney. I am not an attorney so I can't tell you the ends and outs that would not be wise to take legal advice from someone who is not an attorney in your area. Your so damn close and I wish you all the best. Hopefully by the time I am done writing this entry you will have completed your first deal. lol. Oh yeah if you make an offer on a property the real estate agent is required by law to present the offer to the seller. Only a seller can refuse an offer and it is a violation of the REC code of ethics to not present your seller with any and all offers that have been submitted.
Care, Obedience, Loyalty, Disclosure, Accounting, Confidence are all duties required from a real estate broker/agent to its client. Buyers and Sellers.

I'm taking Matt's advise and finding a realtor thats not full of BS is a chore. Meeting with one today who says 90% of their business is with investors, will see.I have a ghost ad running and am putting up bandit signs in a area thats great for lease options,rentals and assignments.
I have joined Carol's network and look forward to working with her and anyone else. By the way, I have several cash buyers that I have talked to and got their critera. Just need to get leads coming in now!

State exam was harder???

My school's exam was hard as....

I got a 76 on the exam and when I took the state exam got a 94. I thought I failed because it seemed too easy

I do agree getting your license helps; not necessary but it does open other doors for you. Just another option to use
