Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Thanks for coming in to check me out guys and basically coming to my rescue with your overwhelming concern and support. I so much appreciate those kind words from all of my FAM out there you know who you are over these last couple of days. Reading your words felt like getting pumped by the heart pump in the back of an ambulence. Im was actually yelling at myself with you. Kinda of like an outter body experience, "Wake up SHane...Are you there...How many fingers am I holding up...?" lol Its hard to put in words the appreciation I have for the support from you guys. -Well as of recent I have a lead on a guy who is looking to buy a home out in Long Island. This is not my focus area but its like it keeps coming to me. Im not as motivated about this prospect because it is a mortgage buyer so it will definately be a more involved process to bring a deal to close in his case, but according to my co-worker he is very motivated so we will see how this goes. I have not actually talked to the prospect yet but my co-worker told him what I do and he is anxious to get the ball rolling so I will give him a call in the morning.

Whats Up!! DG Family its so nice to be here in my journal kicking it with you guys. The spirits of DG REI seems to be at an all time high especially considering that the Set for Life package is out there. Through the readings of others testimonials, it seems like its cracked up to be exactly what the title states.
Well its time for me to get back in my rhythm again, I mean honestly its been too long since I have had that fire in my eyes, but just a gaze at all of our family members thats making it happen is enough to rekindle that spark. Im really not worried and kind of got like a confident swagger with my approach. I have fell short up until now but the point that gives me the confidence to keep my head up and keep fighting pound for pound is the fact that in order for me to fall, it must mean that I had gained some type of altiude. Im also a firm believer that if you do something enough times you are bound to get it right and do it with ease. Prime example: Im a tow truck driver and when I went on my first tow I was a nervous wreck thinking I would drop a car or something. Now its such a routine that I can do it in my sleep.
All of that to say, Laura dont cry for me, and none of you other DG Fam feel sorry for me , because by hook or crook I will see you guys at the TOP!!
-Today I listed a CL ad in an effort to attract FSBO leads. This is my main focus at this point. What I did different was to list it in the section designed for people who are selling their homes instead of the "real estate wanted" section. Hopefully this will yield a better return. The ne
The next few days I will be concentrating on marketing my cards, bandit signs, computer, fliers, and big mouth in an effort to attract those FSBO leads.
In the mean time I am keeping a concious alert on my savings and spending. I am getting a couple of bills out the way right now, but I do keep an active savings account. If I have to buy a cheap house somewhere with money I saved to "pop my cherry"(lol) in the REI world well then I will do what I have to do. Reading up on some of you guys its amazing. Buying houses for $10K even as low as $4K. The best part about it is that you are making a positive cash flow on the rental and in no time the house will be paid off. Boy oh Boy it will be so nice when I have about 10 or more deals like that under my belt. I know it will come though, I just have to take it "One Step At a Time"

Hello DG Family. Well what can I say, my Sunday was going just fine until the Giants got pummeled by the Colts. Peyton gave his lil brother Eli a good ole fashion beat down. I could not even be mad because I knew this one was deeper than the game.
Well enough about the game............
Monday I........
-Relisted my craigslist ads. Of course this was done in an effort to attract FSBO leads.
-Got a call from the BS buyer of the ole Pastor deal letting me know that they were pulling out. "Wow Thanks!" It had been a whole week since I was suppose to hear from them and a whole month since they were supposed to send the contract back. And today they tell me they dont want it. But believe it or not I was very cool about the ordeal with the buyer and told her we would move on.
Ironically soon after that the Pastor called me to find out whats going on. I got straight to the point and told him that the buyer I had backed out and surprisingly he started telling me that those things happen sometimes and we just have to move on. He even went on to tell me that he wanted to work with me and I should look for another buyer and give him a call back. WOW!!
NOw to the nitty gritty. The last buyers I had backed out because of the neighborhood. I have been told that it is a different scenerary at night time. This is something that I should have already evaluated for myself, but there is an apartment complex that has recently opened, but unfortunaltey its been saturated with the undesirable of a nice neighborhood. "With no respect for your NEIGHBORS you are left with just a HOOD!" Some of the home owners on the block even complained of fraudulent activties that seeped through like Poision in a Punch. Well with all of that being said and done and since the Pastor still wants to work with me I think I will offer him a lower price based on those variables and see what happens. I mean he might like me and everything but obvioously he has not having success saling on his own especially since he has been trying to sale since January. I will not override on his desperation but at the same time he is motivated.
-One of the agents thats apart of my Power team sent me a listing that she has under contract and not on the MLS. Well I sent it out to about 3 or 4 investors that I deal with and I got one response so far. OH yeah he did not want it. lol At least he knows Im still alive.
That was pretty much it for today besides taking my big girl to school, fixing breakfast for my little one and I, feeding, playing, reading.....Kissing the wifey and then going to the night job.
So here I am now a day closer to what is in store for me at the TOP!

Shane, glad to see you're still doing your thing, but a little word of advice; the moment your agent tells you about a property,.....DO NOT!!!! immediately tell your investors.
Do your due dili first, so that when you tell them, you can tell them much more than just the address; paint a picture for them so that your opinion comes before there's so if its somewhat undesireable you telling them about it gives some perspective.
Another thing is always scout the area at night; whenever I get a house to view, I always look at night, anywhere from 11pm-3am at times. Night time is normally when you know a neighborhoods true character. Its understandable if its bird chirping during the day but at night if its loud and grimey, its time to move on.
I would totally not bother with the Pastor; he seems like the type that will try and get you to take less or no fee at all, and he'll 'take care of you afterwards' type.

I think Elix is right about playing it a little closer to the vest. I always go and look at a house and if I can I get an appointment to go in the houses. They really have a vibe and a soul and just like getting to know a new person I need to get to know the houses. When you meet a new person you look them in the eye and shake their hand. That handshake can tell you volumes about that person.
Did they look you in the eye?
Was the handshake firm?
Was it too wimpy?
Same with a house. Do I feel good when I first see it?
Do I feel good when I go in?
Do I want to leave?
Could I see a family there?
When I present a house to a buyer, I know the house. I have researched it.
I don't give up the address 'til the last minute.
Too bad that 'ole pastor deal' didn't end with a sale! aaaggghhh

Thanks for the update I agree with Elix about the pastor. I don't think he is that motivated. Remember when you had a hard time getting into the property, etc., etc.? Anyway it's interesting he wanted to work with you when you were ready to walk away. It's good that you have learned more about the neighborhood, this could come in handy for you in the future too.
Properties can look different at different times of the year too. If a property is next to say a wooded lot it looks nice in the summer but in the winter when the leaves are gone you might see something unsightly.

Hi DG Family ...Well I had a great Sunday with the family including my mom who came over and spent Sunday night with us so we ended up having a sea food fest at the house. I have been in the back yard trying to fish so when I came to the house with fish, crabs, clams, and shrimps my neighbor thought I got a big catch and I told him I did, "At the seafood market!" lol What a good Sunday it was and oh what a Sad feeling when it came to an end and had to think about going back to work. More the reason to be motivated about taking the actions necessary to be successful in REI.
-I have a maybe appointment scheduled with an investor tomorrow to look at the ole pastor's house. We will see how that goes.
-I have decided to get back into the MLS properties but this time I will do my best to locate the actual listing agents instead of going through my agents to get to them. Another wholesaler in the tri-state area seems to be having success with it and her advice to me was to go directly to the listing agent. Tonight I selected about 10 properties that I want to call tomorrow

Whats up DG Family..........Today was a good day. One of the obstacles of working at night is getting sleep during the day and also making progress with Real Estate oh yeah and taking care of my 20 month old princess. Well this morning I had no problem doing just that. It went a lil something like this:
-As always the first thing I do is check my gmail and I realized that the investor I was supposed to meet at the ole Pastor's property would not be able to make it at the alloted time. I gave him a call but I got his voice mail so I sent him an email letting him know how he could get in the property. I will give him another call first thing in the morning to try and rearrange that meeting. This investor is really like my last option. If it does not work out with him then I think this will be the last straw for me. Oh yeah and I will list it on CL for the hell of it. As I am writing this I just remembered I should do that. See the importance of keeping up with your journal.
-Speaking of CL I did relist my weekly ads today. Honestly I have been having no success with them lately. Just getting alot of junk mail responses. When I use to list ads attracting "mortgage home buyers" then I would get calls to my 1-800# but now I'm only looking for FSBO leads from CL. Well its like all of the others say who have had success with CL "Keep on posting those ads on a weekly basis"
-I emailed another wholesaler today to find out how I could find the listing agents to properties that are listed on the MLS but I have not heard back from her yet. It was her advice to me to go directly to the listing agents to put in my offers instead of doing it through my agent. I will give her a call tomorrow. If anyone knows how to get directly to the listing agents from these props on the MLS I am open ears.
-Speaking of the MLS....I found 27 properties that I would like to make an offer on. I did get in contact with the listing agent to one of the properties and we have a date for Saturday at 11am to see the property. Wish me the best. As much as I can I will be viewing the props with the listing agent first to try and establish some type of repore with them before I make my offer.
-At about the time I got to my night job I got a call from the ole Pastor who was just checking to see where I stood. Honestly guys I do not think he has anyone else who wants to buy the property. Now he is on me to get the property sold because I am probably the only hope that he has right now. We will see how it goes tomorrow with the investor. After that I will let the Pastor know that he might have to come down with the price due to the newly constructed apartment building that has come with undesireables.
Well just like the song says Im "Rolling Rolling Rolling" until I find myself at the closing table.

I can't believe you used the term 'last straw', not allowed.
Try the expired listings. These are people who already raised their hands and said I want to sell. You can help them. Send them Carol's letter. I got resume paper and invitation envelopes at WalMart. First batch goes out this week. You will be dealing directly with homeowners and not relying on other people. A team is an important thing to have when the time comes. Like Harry Chapin used to say 'you'll see your part when it comes by'. Same for your team. You don't need them at the very beginning of a deal if you are talking to an exasperated homeowner. You just need you.
One of my goals is to meet you and your family at the 2011 Edge Event. I bet lots of people on here would love to meet you there.

I pulled a last straw on REI, I might as well put a gun to my head, and thats just not going to happen.

Hi DG Family. Today was a good day I must say. I kinda of feel like Im getting back to the way I need to be as far as activity is concern. Its like like boiling an egg. You guys out there making it happen and still taking the time out to root me on and give me words of advice and encouragement was and is like the fire I needed under my pot(A**) to get the water boiling. We all know that water is an essential part of life. Thats why its in the most abundance on this earth. So lets just say Im that water, and real estate is the pot(vehicle) thats going to allow me to boil this egg(deals) to perfection. Well I have had my ups and downs just like any other human being who has accomplished something great in their life, but today I am proud to say that I am starting to see those little bubbles start to roll in the bottom of the pot. Im sure when those eggs start to hatch from the goose of REI it will be alot easier to boil them if the water is already hot.
Well let me tell you what all of the egg talk is really about...........
Over the past couple of days I have done a few things to keep the REI party going. Check it out:
-Yesterday I sent out a text message to a couple of people on my power team in regards to the "ole Pastor" deal. One of those people was my "hard ball" agent that you guys may have heard me mention in a few of my older post. He called me back within minutes excited to hear from me and to know I was still shaking my boots in the sea of REI. In all honesty it felt good to know I was missed by someone who I happen to have respect for as a real estate professional. Well long story short we talked for about 20 minutes (22 to be exact) while I was hooking up someone's car to the tow truck. I gave him all of the details on the deal and he said he would do his homework and get back to me. He even said he had a guy who buys property in the area so we will see how that goes. He also told me he had a property that he was working with and wanted to flip it to an end buyer. I told him that I do not focus on end buyers anymore due to the complications they present with mortgages and everything, and he almost came through the phone to convince me other wise. He told me by all means to keep working with end buyers and reassured me that he had all of the connections at his fingertips to make the deals happen. Well I got off the phone with him feeling motivated and when I got back to my shop I got on the computer and listed 2 ads on CL attracting end buyers. I even listed the property for the "ole Pastor" deal on CL and within 15 minutes I got a call from a lady who was interested. I gave her a few details and she said she would check it out and give me a call back if she is interested. Her main concern was the school district for her kids. I have another end buyer that was referred to me by my co-worker and I will also let him know about the "ole Pastor" deal especially since my "hard ball" agent confirmed that he could not only get me financing for the mortgage but also for repairs. He went on to say that he could get me and investor to pick up the property with no problem if I had an end buyer lined up for the house. (Motivation...Motivation...Motivation)
-As you know guys I have been messing with the MLS this week and I do have an appointment lined up for this Saturday to meet with the listing agent of a property in Queens. I also have to call another listing agent to confirm the viewing of a property in Queens. The houses are priced about $70K-$80K above the offer I would submit, but Saturday I will go check out the houses and put in my offer based on CASH unless there is room for out of the box dealings if you know what I mean.
-The investor that I was suppose to meet at the "ole Pastor's" property agreed to meet on Saturday at the property but I must confirm that Friday. I called him yesterday because our times to meet was conflicting so I told him straight up that I have a night job so when he wanted to meet during the week could not work so hopefully Saturday it is. The good part is that he is excited to meet with me and seems to have some type of respect for me and what I represent to him in the RE field.
-If you have read my earlier post from this week you know I also listed CL ads to attract FSBO leads and its been a while since I have had one of those call my 1-800# and this week in my post I said I just going to keep listing those CL ads and guess what....thats right...a lady left a message on my 1-800# today saying that she has a property she wants to sale in a part of LI called Elmont. I will give her a call tomorrow to get all of the details and make an appointment to hopefully meet her Saturday. I know Elix its like you said, "Stay in BK, and Queens" buts its also like I said LI is like crack to me lately, "It keeps on calling me" lol
Well this was one of those "Long A** Shane journal entries" but thanks to my illustrious DG Family for putting the fire under my pot(A**), I can see the bubbles start to roll.

Thanks for those kind words my man. I can contribute alot of my fortitude to the REI champs like yourself who have led the way and are making it happen. This alone gives me the extra umph I need sometimes to get my butt up off the mat and keep on fighting. Its funny I just watched the movie "Karate Kid" over the weekend and the Kid's teacher said something that stood out to me. Hi DG Family on this Wednesday morning. My spirits are slightly elevated because I just got back from doing a tow from the Bronx and I gett off of work in 30 minutes. Tonight was a productive night at the job because:
- I got a chance to send out an email to an end buyer that I have on my list of two properties in Long Island. One in Elmont and the other in Port Washington. This guy is interested in Long Island properties for his family so we will see how that goes,
-I also listed my new FSBO on my hands on CL. I have not made an official offer to the owner yet but I will see if I get any premature bites. If you remember this is a property in Elmont that I went to see Saturday escorted by my lovely assistant/wife. I even had my juniour assistants in the back seat. lol It is a nice property in a nice neighborhood, but it does have its cons like its already being rented out by two families. The ownwer died but her daughter is selling the home and is asking $360K which is actually the FMV to the T according to "Total View". It will come down to those 2 questions when I meet with her again 1. Does she want top dollar? or a Fast Sale. She seems pretty motivated but does not want to do a owner financing deal. Ideally as an investor offering CASH with a FMV of $360K I would look to make an offer of $180K-$200K but right now Im thinking how I am going to present an offer 50% below her asking price. I mean its not like the house is a rehab and does not need much work at all. Like I say we will see how that goes. Oh yeah and she found me through my bandit signs. Those signs are funny, "They may not work when you want them, but they will be there right on time."
-I did hear back from my hard ball agent in regards to the "ole Pastor" deal. He could not believe initially but like I told him the taxes on that property are $18K. He gave me some out of the box advice which was to do a search of churches in a mile radius of the home and see if any other Pastor's would like to buy the house being that there is a seperation of church and state and they would get a significant tax cut.
-I also met with an investor by the ole pastor's property Saturday morning. We walked through every inch of the home. And in the end he said he would do his homework on the property and get back to me. He said any other info I had to send it his way. I dont know but I have a feeling when he learns what the taxes are that might throw him off. We will see I mean its not like he is a stranger to the area. He showed up in his shorts that looked like boxers and some flip flops like he just popped right out of the bed. He went on to tell me that he lives in the neighborhood. Besides I met the guy on the block when I he was looking at a foreclosure on the same block at this property.
Other than that I have been doing minute advertising with my business cards and fliers. Today I will do what I have to do to bring that next lead my way.

The FSBO property with the tenant in place can be a good thing if the numbers work out right for an investor who is holding properties. Otherwise maybe you could put the families in touch with a property manager or an investor who is holding properties and looking for tenants, if they want to continue to rent that is. Maybe the tenants are interested in L/O? Is it a 2 family house? You may even be able to get these tenants on your buyers list.
That's good news about the investor (who showed up in boxers and flip flops) because he is familiar with the area already.

Ok Ok Elix Im out of Long Island now. I just made my offer on the last property that I was dealing with out there in Elmont. The lady did not go for it. I mean it was 180K less than what she was asking for, but she was asking right at the FMV for the property and she already has tenants that live there. Most of the investors that I deal with want vacant properties so I just made my offer anyways. I will keep her paperwork for another month or two and call her back to see how it is going.
Laura whats up buddy. Yea I will get back into the boros that Elix has mentioned. These are my original stumping grounds but its just like the LI props were the ones that were coming across my desk. I wish you were closer also because I would love to hit the REI pavement with you also. My head would probably explode with all of the tools I could gain from just being around an investor of your calibre. Not to worry because I know our time will come. Whats up DG Family. ITs a new week and my plate is clean right now, but boy oh boy am I hungry. THis week I plan to market by putting out my CL ads, fliers, business cards, and bandit signs and see what type of FSBO leads and end buyers I can generate. I do have 2 investors that sent me 3 properties that they just finish rehabbing. Its just a matter of my finding end buyers who would like to move in. Of course throught the exchange the investors would take care of me. So its also back to building a strong end buyers list. So Im off to the races and I feel good because everything Ive done in the past has lead me to this point and Im ready to go.

Hi DG Family....Today was a good day. Im in my hunt for the next FSBO lead and I am also looking to build a hot list of end buyers. I am pretty secure with my CASH buyers list but as I have learned in the past, there is a great advantage to having a list of ready end buyers also. I will not always get properties locked up on contract for 50%-60% below FMV but there is always that end buyer who if I can help get a mortgage, will not mind paying maybe 20%-40% below FMV.
So today I:
-relisted my craigs list ads in an effort to attract FSBO leads and end buyers. Obvioulsy these ads would be different and I have them pre-set from the previous weeks.
-I also went through the FSBO ads on CL and sent them letters via email hoping for them to contact me in hopes for me to buy their homes. Alot of the ads I see are of homes that have been renovated so this to me is a sign that they are investors that are looking to sale. From my experience these investors will not sale at the discount I want but I sent them an email also. I did come across one ad I need to call first thing tomorrow because it just had the vibe of someone in desperate need to sale. The price was also attractive.
-As I mentioned in my last post a couple of investors sent me properties that they are trying to sale so I also listed these properties on CL as if I were the owner. If I get end buyers to call me I will bring the two parties to the table and get paid.

Shane, sorry I havent dropped in and posted lately, but I have been out of it for a while so to speak. I did drop you a line but you never called back.
