Get off your but and get out there and do what you need to do. You CAN do some things from home/office, but, you'll also have to do some leg work. Get your kid brother to go out and put up flyers and pass out bus cards(MOM too) the more you get info out the more responses. Go to auctions.

Do your friends or brother have a car get them to take you around.

You can (from home) on the internet look up property records for multiple owners address, call for rent ads(they are investors renting out their porperty).

Lex go on Craigslist under the services section, click real-estate section, and post ad. Under heading put Cash buyers wanted. In the ad box, type CASH INVESTORS WANTED TO BUY WHOLESALE PROPERTIES AT 40-70% OF RETAIL , OR CASH BUYERS WANTED TO BUY DIRT CHEAP PROPERTIES. Then say email me your name,and number to be added to our buyers list. Also go to Real-estate wanted section, look for ads from other cash investors that say we buy houses cash. Call them,and ask them areas their looking, price, and ask how soon can you close. These are good starting points to get cash buyers quickly.

the ad on CL will be flagged by a RE agent or another investor and removed- this is happening way tooo often now and RE agents are REal hungry.

What's a good way to not get your CL ads flagged?

The reasons you'll get 'flagged' and your post and removed are due to the 'wording' of your post. IE...cash buyers/investors, things like this upset RE agents and also are deemed discrimatory and focusing on a certain group, in the eyes of CL rules even though they are not, but they are focused on 'certain' individuals.

If you run ads: 'mutiple bargain properties available, 30% below FMV or Great deals. MUST SELL ASAP' you may not get flagged,but, other investors and RE agents know what it is and may still flag you. You can contest the flag through CL, and have it re-posted.
Even so, you'll need to stay on top of your post and keep it on the top page, kinda like it happens here...'BUMP'

Consider running ad in local newspaper for $30 or so for the weekends only for the month. (and buck savers for free)

If its illegal for bandit signs in your area,put them out on Fri 4pm and take them down Sun eve or EARLY Mon to avoid the sign police. Even if you're caught, ONE deal will offset the $100 fine or 1st time warning.

I do NOT encourage this, I just know how the boys play here.

Take the time a go to REI club meetings and network there. Pass out business cards everywhere, stick a few on bulletin boards and try to work on a more professional level.

Go to your phone book and call rental properties, look for LLC's. Look at the ads that have several houses for rent and call them. You think they may be investors?? Bet ya.

It's really NOT that hard to do.

You should take DG's free website(or your own) and link it to every person you reply to in an email that inquires about buying or selling a property.

Lex, you can hire a Virtual Assisant to find all the buyers you need. They can post on all the social network sites for you.

Jason, that is a great idea, in fact that is the best idea concerning building a buyers list I have seen on this site. Usually its the same old stuff, ghost ads, bandit signs. Etc.
If you had a virtual assistant you could concentrate on REAL ESTATE INVESTING!
Imagine that. Learning how to determine true property values, making accurate rehab/repair estimates. Learning how to present your deal to your buyers and how to show them their return on investment backed up by your numbers! WOW!!
Here MR/MRS Buyer this is what you can buy this property for, here are the repair estimates and my contractors can do the work for you if you don't have a contractor yourself. Here is the hard money lender we use if you need one. We will be using this title company, they are very investor friendly, I even have a realtor you can list your property with when you are ready to sell!
Here are your commission, closing, insurance, hold and unexpected problem costs. If you are going to buy and hold here are the average rental rates in the area, taxes, management company we recommend etc.
Here is what you can expect to make, here is what I am making for providing this deal to you.
I totally believe in building a buyers list but at the same time you MUST learn this stuff. What good does it do to have 100s of buyers if you can't find a deal?

They don't get flagged if you put the ad where it belongs. The ad doesnt go in the Real-estate section where everyones selling properties. If there there, yes they get flagged. I'm talking about the section where it says services, real-estate services. Thats where everyone thats a buyer post. You will see other investors putting the same ads we buy houses. YOU CAN POST THERE ALL DAY LONG. ITS THE CORRECT POSTING SITE. Not once has my ad got flagged there. Again, go to the services section look for the heading REAL-ESTATE, AND POST YOUR AD THAT SAYS CASH INVESTORS WANTED. YOU WILL NOT GET FLAGGGED TRUST ME. I POST ADS THERE EVERYDAY.

I post in the real estate wanted section(buyers look there right?) and real estate services. When I have a property for sale I post it in for sale by owner and the other two locations. I never have my ads flagged. Out of the 400 or so responses I have gotten from buyers list ads on Craigs list I have gotten at least 10 actual REAL cash buyers that I have worked with! 2.5% return, Not bad really!

can get you a deal... you call the advertisement that says 'buy houses for cash' and ask if you can find him/her some properties... find out what they are looking for... then you go find a property that fits the criteria.
