hit roadblocks, so whats next to keep moving forward***unofficial journal***

a bunch of offers going in today...Billy did say he is having a hard time explaining, and getting people to agree to take it off the market so Chris and I have a chance to assign it...People just don't want to take it off the market when nothing guaranteed...

From my side, it seems like people should be willing to do something like that if there property isn't selling after most of them have been on the market for a long time...

Just want to get that one offer accepted, and assign it...Build Chris and my confidence up a lot, plus Billy will have a ton more confidence too...Make everything much better...

Chris and i also have some more properties to go through and figure out offer prices...

How many offers are you planning on sending out today? I hope you will get something locked up, I know you will soon. Try telling the people to take it off the market for just 30 days or something like that so you can work your magic, explain to them that you have a list of buyers looking for a home like theirs.

Hey Mark, I think as long as you keep putting in offers, you will make something happen. Search CL for RE lawyers. I saw a few advertising there.
I hope that multi is still in the forcast for you. That sounded like a good deal.

I have been busy working double shifts at my current job which has slowed me down alot as far as RE goes,but i figure to be on track the middle of next week. But I have been making calls when I can.

As for re attorney, I am set on that...I have the contract written up and all that, and approved by the attorney...and Craigslist is where I actually found the attorney...

As for the multi, it is still moving along...VERY SLOW THOUGH...the bank is backed up too from what I found out earlier talking to billy...

and its a waiting game as far as where we are right now with the loan process...Waiting is the worse...

In a perfect world, while the waiting is going on, i would love to lock a property up and assign it and use that money to help fund the multi...

Work is driving me nuts...I have so little energy there...Gotta make things work out real estate wise, and get out of there...Can only take so much

meeting with chris today to go through properties!

meeting with agent tomorrow...have more houses that we need to put offers in on...plus I came up with a way for billy to explain why we added the assignment clause in there...

With people being afraid to take it off the market and all that, need to work through the problem of them not giving chris and myself a chance to "work our magic" and get the property moved...

I guess if something isn't working right, gotta make changes till it does...So hopefully with billy explaining what I came up with, it will help the offers to get accepted...If not accepted, atleast have some questions come back to us so we can get it more known...

Then a meeting sunday with some great people with whom we hope to help kickstart us all into a quicker gear...

I just had time to sit down today and take a look at your journal. Man that bank has put you through the ringer! I am glad that you are keeping on with it and I know with how persistent you have been with this whole thing, you will get the loan and the multi-famliy will be yours! I want you to let me know when you are able to quit your job and make REI your new full time job! I am getting really close and I can taste not working for someone else. Keep me updated on your progress as I love to hear how others are doing.

It takes time, but when it all works out, it will be SO worth it...

The multifamily has be a challange and a half...Just keep sticking with it though...Have no other choice if I am serious about making this work...Whether it is this deal, or another, giving up doesn't work for me...

As for today meeting with Billy, great meeting...We made some very good progress today...So that is nice...We also came up with a top secret method of making the assignment work for us in a different way other than just submitting offers...Well it really isn't top secret,(but it sounds cool) but Chris and I want to test this out first before I mention anything about it...

I think this way has a ton of potential...Granted, we are going to continue throwing offers in like we have been, but have another way of possibly getting things to turn around and get some offers accepted...

We also have another way of submitting offers...We are going to start writing up a more formal "letter of intent" to purchase...We have been doing more of an email type offer cause so many offers...So we figure, it will look more official, and meaningful...So just another way we are continuing to change things to make them work for us...

I also wrote up a quick little "bit" about the assignment that Billy is going to start submitting with the offers so the agents know what the "assignment clause" is...Cause to many agents never heard of it around here, and they don't know what it is...

Looks like you are getting more creative all the time. This is a really good thing.

If you find that the letter of intent gets better responses than the email offers, you should post a copy of it here for everyone to read.

good idea...Chris and I have changed things around a bunch of times to try to make things work...We figure, if something isn't working, work at, and fix it up till it does...And once we find what works, stick with it...So we will try this, and see what happens...

Plus like I said, we have a new strategy we are going to start trying soon...So if that works, Ill let ya know what it is...It is actually something I have not heard anybody do that I remember...So it would be something new possibly...

Granted, I am sure somebody has done it, or still does it, but still...I don't think I read it in any books either...

So we shall see...

Finally got the letter from work that I needed...Took 2 weeks to get the thing...But anyways, they explained the whole, health care was subcontracted, and we transitioned into the nursing home...Kinda confusing, but got the letter non the less...That was the big thing that I needed...

So anyways, faxed that in yesterday after work, and got a call from the broker this morning...Bank approved the letter...So moving on(wooooo)

my next step is to get the last 3 pay stubs to broker, along with new bank statements from the last 60 days...So I called the bank that I use for checking and savings(cause I don't have the statements) and they are sending them out...So should be able to get that by Sat, or Monday at the latest...

Already have the pay stubs waiting...So as soon as I get those statements from the bank, I am faxing that over to the broker...

And then after that, the broker and I are going to be getting together and filling the packet out...And then my understanding is, as long as everything goes smooth, the next step will be the appraisal...

I am also sending an email to Billy to see where we stand on the offers, and letter of intent and anything else that I can think of...So thankfully I got past that last obstacle with the letter from work...

I am happy you finally got proof from work and banks. There is always a way around every obstacle!!!!! You pushed and are marking your way. I hope it all works out for you my friend. I know you will make it!

You persisted, and that is what is important. I am very happy you received the letter and other documents you needed. Concerning the bank statement, isn't there a way you could access it through the ATM. The bank that I am affiliated with, you could do the request through the ATM, I think they charge like a $3 fee and you determine the account and time period you will like the statement to cover. Good Luck, we are so proud of you.

I can set something up...But I have to wait till tomorrow...I have to call to obtain a banking id, and temp password...And there call center closed at 7 pm...So missed by an hour...Darn...So I will do that tomorrow morning when i get up...Off from work tomorrow thank god...

I don't see anything that says that I can view or print bank statements, but maybe when I actually get signed up, I will be able to...We shall see...I like to move fast, so if I can speed up the process, I am all for it...

Even if I can't though, it will be worth setting up so I can check into it all the time...

Banking online is pretty easy to set up and is so easy to do, when you get it all set up you will be amazed about how you can get balances, pay things online, view copies of tranactions etc., see which checks have cleared etc., etc..

BE VERY CAREFUL THOUGH, it might show that you bought something, or that you deposited something - the balance shown as available might not really be the amount that is actually available.

Let's say you deposit a $1000 check this morning and your balance at the end of the day shows that you have $1000 more on your available balance line. This check might not clear for several business days and if you write a check, make a withdrawal, transfer money, for that amount without having those funds available in your account already you will be hit with fees for exceeding available balance.

Chris and I have worked hard on a building our business as far as a good team, and getting offers, and properties and putting all the information together...

As far as the multifamily, it is something I am doing on my own...Granted, half will be Chris's, just cause we are partners through everything...Whether I do something, or he does...

I am buying it myself...So not to take anything away from chris at all, but closing on this property will be amazing and help my confidence a ton knowing I did this deal on my own...

I also play secretary...Emails, phone calls most of the time, text, setting up meetings and things like that...Other than that, everything else we work on together...We do make a pretty good team...And the best part is, we have fun doing whatever it is we end up doing...

Alright, time for an update with things...I signed up for the online banking thanks to you guys...Which i really like...So I appreciate you guys getting me to do that...

As for the statements online, it only goes back 30 days from what I could find...So still waiting for the statements in the mail...I need 60 days...Was really hoping they would come in today so I could get everything faxed over to the broker...

My goals this week were to get the letter of intent figured out, which we are still in the process of doing...Its all written up,(with the and/or assigns-and the note about what the assignment clause is and what it actually means-that I ended up writing up for billy to submit with the offers)and we sent it to the attorney to have him check it over...So waiting to get the ok with that...So we are close to getting that fired up...If this don't work, I don't know what will..i am hoping to atleast get some responses back, even if not accepted...This letter of intent should...Once I get it finalized, I may post it, but am not sure...

Next goal was for Chris and I to start that new strategy I mentioned earlier in the journal...We talked it over with Billy, and he sent us a list of what we needed...Chris and I wrote up what needed...So next is to finalize what we wrote up, and do what needs to be done...We also concentrated on a wider variety than we planned originally...So hopefully this will work, and start getting things rolling with things that way...As long as things work out with that, I will post what we are doing more specifically, but Chris, Billy, and I think it def has some potential...

As for the rest of my goals this week...
Finalize the write up Chris and I did ASAP...
Get the ok from the attorney for the letter of intent
get a bunch of offers in ASAP after hearing from attorney
and by the next week or so, get something accepted(i hope)
receive the statements in the mail, and fax those and the pay stubs to broker ASAP
Any more goals anybody has for me to make things happen, throw them out

Oh, and work still sucks...GRRRRRRRR
