Doesn't matter at this point though! Those qualities: drive, ambition and a willingness to work hard will help you in everything you do because it is who you are.
How lucky for you that you have the opportunity to use them in real estate investing!
Never doubt it for one second. You are on the site and joining in the posts all the time, you are out there building your team and looking for deals! You are going to do amazing things and end up teaching all the new members to the site all about it!

Guess what!!!The multifamily house is still going on...If anybody has been following my CRAZY journey...Part of it is in this forum too along with a couple other things:

I still have a shot to make it work...The knuckelball that they threw at me that I was talking about, I hit it still...Meaning, I found a way around it...This one is crazy...I did not honestly think I could get past this one...It was actually out of my hands completely, but somebody stood up knowing how hard I have been working and how much I want to make things work, and sacrificed for me...Granted, I will work something out for this person, cause I am very grateful...Plus my mom has been such a huge supporter also, and helping when she can...I have a great team apparently...Even those who I am not in business with...

Still have some other obstacles(curveballs) to get around, but I am going non stop at this...Whatever they keep throwing, I keep hitting...I surprise myself sometimes...I know I have determination, and ambition for things I want, but man...I don't even know...

I also went through some properties with Chris online today that we want to throw offers in on...One of our goals is to start to assign at least one property per month on top of our other goals...So sent Billy an email, about it, and will hopefully get together and get these new offers thrown in...

Along with a few of the other properties that we put offers in on already...

You are a determined individual who want to get the job done, that is the job of real estate investing. Marc, the fact that the multi is still available tells you something. I am pushing and pushing...I want this so bad...Quite the fight to get it...I will def say that...This wasn't the normal, just buy a property scenario...

If I can get this property, then I think I can do just about anything real estate wise...it is amazing how far I have come, just from the beginning of this multifamily house...The things I have learned, the mistakes I made, and I know certain thing I won't do again down the road...And at the same time, things I have been doing right, I know I can do them when it comes time for that again...

Hopefully setting up a meeting with Billy again by the beginning of next week, cause have a bunch more properties we need to throw offers in on...

Yea sorry I haven't been on for a while posting. I have been busy with every day things at home, but I am still working on REI. Just went to a meeting last night in NYC. I am the spot light speaker at the next meeting in july. For some reason the woman running the club has leaned on me. She sent me an e-mail last night, i guess when she got home, thanking me for helping all the others out with info i provided them.
So now I have to put together enough info for a 15 min session when I have the spot light. Its amazin how much you know when you start talking. I also realized some of the people jumping in are really clueless. I am worried they will get scammed. I will try to educate them in part of my spot light speach on how not to get taken to the cleaners. They don't seem to have a plan. geez.
Thank god for DEAN ,Rina ,Anita and sissy to name a few. They dont realize how much they help people here every day.

just a quick update...One of our offers, the listing agent came back to Chris and my agent and basically asked what the assignment clause(he never heard of it) was so he could present it to the sellers.(as my understanding)

He explained it to the listing agent, and said as long as they get the price offered, it shouldn't matter basically...Its been on the market for a long time...

So hopefully, that will come back accepted...If so, we plan to assign it...Of course, we have our out clauses just incase, but if accepted, you can bet we will work our butts off to get this property moved...

Richie, you got it going on...If you are doing things like that, there is no stopping you...I can tell...The only way to fail now, is to fail yourself and give up...Nobody can stop you but yourself...That is pretty big to be asked to stand up and present for 15 minutes...I know I would be so nervous, regardless what I know or don't...

I too find myself knowing more than people who have been "investing" for a year or more...It makes me feel awesome...And another reason Dean knows his stuff, and isn't BS...

Thank god for people in our lives, and on this site that kick butt, and help the people who need the help...Cause without these people, nobody would be where they are...You need good people with anything in life, and asking for help is part of life...nobody can do it all on there own...Congrats to you Richie, and keep it up...

And I agree 100% with you on the peeps on this sight. I have made friends with people on here that I have never met but would be more then happy to introduce to my family as friends. And that is saying alot since i am very picky on who i trust around my kids. Rina and Anita have been very kind to me and help me out when ever i bug them.

Haven't heard anything yet on it...But like I said, at least they asked questions about it...So something about the offer sparked there interest...

We have more properties that we want to throw offers in on, but waiting to meet up with the agent so we can give him the list...And hopefully Chris and I will get good news eventually on at least one of those...

Talked with Billy today, and set up a meeting to sit down, and figure out properties to throw offers in on...Chris and I already have a print out of the properties, but want to figure out the time on market first before we come up with the offer price...I think we are aiming for Thursday for the meeting...

As for the multifamily, made a little more progress on that today...So that is always good...Keep on moving forward with that...I want to say hopefully no more crap, but it seems the banks like making it difficult on people...Aw well...

Haven't heard anything more about the property that we wanted to assign. The listing agent asked questions about the offer since they didn't know what and/or assigns meant...

Alright, met with billy today...Pretty good overall...He is meeting with the broker tomorrow to sit down and find out exactly how much money is needed in my account for the multifamily, and how much is needed up front and all that...Appraisal wise, homeowners insurance, and things like that...Hopefully know more curveballs and a wild pitches...

So tomorrow, should know where I stand on that...So I will feel better knowing exactly what is needed and needs to be done to make this happen...

Also, gave him a list of properties to put offers in on that we plan on assigning...Hopefully we will get a bite...Right now would be perfect, especially if I could use that money to help fund the multifamily...

Also, been talking with Jen(jennahouse21) and going to keep each other motivated for work since we both dislike our jobs very much...Not our thing...So if she can keep me going, and I can keep her going, we will be working, but eventually we will have millions so we won't need our jobs...Or something like that anyways...

I really hope you can make this multi family home happen for you guys. I have faith in you and I know that you can do it. You drove so far just to meet with us and talk at lunch. You have the desire and it is only a matter of time before you hit it big. I can see you doing big things. Stay motivated, let your crappy job push you even more. Keep me posted and good luck!! I echo everything that Jeremy said, there is a payoff for hard work and hopefully this multi-family will be your payoff! No one deserves it more than you do, tons of effort and hanging in there! As far as with Jenn, we aren't actually partners...We just decided when we need a kick in the butt for certain things like with work, or whatever, we will push each other as much as we can to do what we need to do...

I have an investing partner already...We work well together, go out together all the time, and are friends...Actually my uncle...But still good friends non the less...

I see you are making some progress Mark. That is the most important thing, to keep moving forward and find your way around the obsticals.
As long as you keep on top of things, something will happen soon enough. I guess a good kick in the rear doesn't hurt either

a good kick in the rear is needed sometimes...Doesn't matter what it is for...

Progress is needed, and that will make things roll eventually...The hardest things I think with real estate is sticking with it, even when things aren't moving how you want them too...Of course the negative people and things like that don't help what so ever...

But if you are strong enough person, then there is no need to worry about negative people, cause that is all they are...They don't know nothing other than to be that way...

So I consider myself strong...I also consider myself when it comes to life, pretty smart...As for book smart, well that is another story and area that I lack in...School wasn't my thing...I skipped school alot, and just did my own thing...I got ok grades, but didn't apply myself...I always believed that you didn't need school to make money, or to be smart...Half the stuff in school ya really don't need...Granted the other half, like most math stuff or english stuff, that is needed...So I did apply myself where things were needed for the most part...As long as I was interested...I didn't get into trouble at school or cause problems, but I was my own person...I wasn't one of the kids that thought I was cool and made fun of kids, or started fights...Not my thing...I did what I wanted, didn't cause others problems, and made school as fun as could be for myself...Cause it took a lot to continue doing something I really did not like...

You can be the smartest person in the world, but unless you use the smarts that you need, it means nothing...

I know I just babbled about not much to do with real estate, but aw well...I guess the biggest thing is, you don't need to be the smartest person to really succeed in life...Just use what you have, and do what you can, and work towards things that really make you happy as a person...Cause the rest of the world will not help you unless you help yourself first...

MULTIFAMILY STUFF
I needed a letter from my employer for the bank proving I work 40 hours per week...Had to do a few things to make that actually happen...I was scheduled 40 hours one week, and the next 32...So anyways, got through that...

Before that letter, they needed me to write a letter of why I wasn't working 40 hours per week every week...So wrote that to them explaing...

Now after those two letters, they now need another letter from my employer basically proving that the letter I wrote was true and that I wasn't BSing...

Ontop of all that, I need to continue building my bank account to the amount of money they want in my account to close...Even though the seller is still paying the down payment, Billy, myself, and the seller are working something out where Billy is getting paid higher commission, and then I get my down payment back that way...

So up front paying the down payment, and getting it back soon after...

From what the loan says, the seller can't actually pay the down payment for the buyer...So had to get creative and make that part work...Cause I can't afford to pay the down payment...And from my understanding of the loan, the closing cost are getting paid buy the seller also...We made the purchase price higher, so we could roll that into the loan...

They just keep throwing stuff at me...It truly is unbelievable with the things that they need me to keep doing, and coming up with...If I don't give up after all this, I don't think I ever will...

there have been so many times where I just wanted to say enough is enough and move on...But I know that isn't going to make things better, and it is would be taking the easy way out...That wouldn't be fair to myself, or anybody else involved...

It looks like you are working realllyyyyy hard at this. I just know you will make it big! I mean, you keep finding a way around the obstacles and I know that this deal will work for you in the end. You worked so hard and you can't give up, look how far you have come already. If the sellers are this anxious to work with you then there is no doubt in my mind that you will make this deal happen shortly. Let me know what the banks says after you give them a thrid letter from your employer. Keep me posted. Faith will be rewarded my friend!

thanks guys...Ill def keep ya posted...I should get the letter tuesday, and hopefully the letter will be good enough for the bank...I can't believe how hard the bank is to deal with...They have not made it easy at all...Even Billy says it is unbelievable and this is probably one of the hardest he has had to deal with...

From the start of this till now, I think there has been probably 30 different things that have come up that I have needed to somehow get around...And for Billy to say this is ridiculous, I know it isn't my fault that all this keeps coming up...

I don't know if it is cause the banks have tightened up who they lend too, or what...

But either way, Ill try to get the letter, and move forward again...

I do what I gotta do, and if things happen to go in a direction I have no control over, then so be it...but as long as I have a grasp on it at all, I am going to make sure I continue to have some control over it...As long as I do, then I will fight to make it work...

Well I am taking action, and getting my butt kicked sometimes...But for some reason, it makes it interesting, scary, and fun all at the same time...Ya never know what is going to happen next, good or bad...

All I know is I do what I can, and forget the rest...I never thought I would ever fight to make something work as much as I do for this...

i have actually ended up picking an extra day up at work so things can continue to make progress, and now work 7 days in a row, 3 days off, then work 3 days, 1 off, then repeat...

Not my kind of fun...And when you already don't like something so much, that kinda schedule DDDDRRRAAAGGGSSS!!!!!

I am sure I don't have it as bad as others, but I still try to make things work out the best, even being DOWN...

And that is all anybody can ask of anyone!!!Try your best, don't give up at hard times, and continue to do what you have control over...Which is "YOUR LIFE"

alright...update cause been to long...not to much to update unfortunately...

multifamily - still waiting from a letter from work for the bank...pain to have to wait...
Did finally get all the numbers as far as closing cost, down payment, mortgage amount, reserves that I need in the bank, and thing like that...Honestly, the amount that i need is ridiculous....Most people do not have as much as I need to have...been tough to come up with most of the money so far...Still got a ways to go, but working on it...

Sent agent a list of properties needing the time on market...And a couple more offers that need to go in...Gotta get one accepted eventually...Or the agent is gunna really think we are nuts...You can tell he is still skeptical with the assignment contract stuff...

Only way to change that is get something assigned...Plus I need to make some money...If I could get an assignment done, it would help with the multifamily problems money wise too...so hopefully something will happen SOON!!!

Been pretty busy lately with other stuff too...Took a day to drive to Hampton Beach New Hampshire...First time there...Good time!!!Needed to get away for the day...
