We are trying to find a lawyer to check over the assignment contract before my agent starts putting in offers...the agent wants to make sure we are protected, which is understandable...Every lawyer we talk to, either hasn't heard of it, or doesn't want to take the time cause they keep saying it sounds like to much work...So not having much luck as far as that...And one lawyer that seemed to be going well with, all of a sudden brought up 2500 dollars for the research and to set up the LLC...So that was out of the question...Instead of doin nothing, what is a good way to keep moving forward while we keep searching for a lawyer that is actually helpful...Or any suggestions on finding a lawyer that could be more help...Mortgage brokers to see if they can find us loans???I hate not moving forward...I have decent credit, my partner doesn't...So a little stuck, but want to keep moving forward, so figured I would throw this out there, and see what ya'll say...Thanks

you know I am going to take you up on the "speaker" part some time...So I hope you mean that...

And honestly, if people have ideas, or things that I should do, I have no problem with people saying anything...I like it...If people think I should do something different, I am very open minded, and willing to listen to anybody...

so the more people say this and that should get done, the closer I get to making things work because of other people helping me and giving advice...

As for looking for a posting from me, I haven't had to much of a chance to jump on the last couple of days...meeting with billy, then chris and i got together to work on our part...And then we went with my younger brother fishing just to get away and clear our heads...its needed once in a while...

I look back at where I was 6 or 7 months ago, and it amazes me...granted, no deal yet(but very close) but as a person I have grown a lot...I have worked on bettering my credit, set up an account at the credit union, have money taken out of my paycheck every week that I don't touch, refinanced my car to pay it off sooner and pay less every month, joined the success academy, learned a bunch of things that can better my future, met awesome people, gave myself the drive that I lost, gotten over things that most people won't, paid things off, and I am sure a bunch more things...

Those were off the top of my head...So I am sure I can come up with more things...With real estate, it has already done wonders for me, and I haven't even made a deal yet...You know things are going to work out when that happens...Just a matter of time, and effort...

some good, and some bad

Haven't received the bank statements yet...Ordered them wed, and they were supposed to send them out the next day...

So called bank, and they are resending them...And this time, I told them to send it to the bank in my town and ill pick them up from there...So they are supposed to call me when they arrive...

billy had some problems with the computer, so he didn't end up sending that letter of intent...But talked with him earlier, so he is going to do that...And the attorney is pretty good bout getting back quick, so hopefully should be good with that...I am SO anxious to get some more offers in...I probably get annoying to the people around me cause I wanna go go go...Aw well...

I also ordered the live event and all the extra stuff right after the phone call...I don't think Ill regret it...I shouldn't have spent the money, but honestly, if it helps push me to the next level and get things done even quicker, then it is a small price to pay...

I am very excited to get that in, whenever it ships...Ill probably open it up like its Christmas...

update on multifamily

talked to broker...was good to go...he needed a few more things for me to fax over, did that today...next step is getting together, and filling out the paperwork, and figure out exactly what we have to do to make this happen...

I need a bunch more money in my acct though, to show reserves and all that...Which I new, but it is still a ridiculous amount...

Also, when I do meet up with him to fill paperwork out, I have to have a 600 dollar check for appraisal...Money, money money...

Atleast I know all the money is going towards making me more money down the road...So i am excited about that part...Just makes things very difficult sometimes...

but again, making more progress...little by little...

all signed..and as long as everything goes well, should close by middle of September...

the bank is backed up bout 18 business days... they are still doing things from the beginning of the month. either way, if it closes, it closes.. thats the important thing.

lets see...met with billy today with chris...we signed our letter of intent...and he plans to put those in by Monday...Hopefully...so this letter of intent should get us some feedback atleast...so as long as we get some questions, then we should be ok...it means they are atleast looking at them, and thinking...

and if we can convince them we are the guys to do the job and get what they need, then chris and I will work our butts off to make it happen...

it is so OVERDUE!!!

i also am trying dif "ghost ads" online to see what works and what doesn't...

I contacted a guy about a multifamily unit, but haven't heard anything back...it was priced low...so hopefully will hear something eventually...

i have tried an ad(that I am going to switch around) looking for people selling, and that would be willing to do owner financing/lease option type stuff...figured I would try it out...

i found another way to make an offer with the plan to assign it...so that is cool...wanna try this with billy putting in offers...instead of putting marc and/or assigns i would put marc and buyers partner...and just say your partner wants to stay anonymous...meaning, your partner could be anybody...and you can pass it off to your "partner"

so maybe that will help somebody too...

I will keep trying ads and try to find sellers who are looking to get rid of properties...

yes...i found in my area, that nobody wants to take a chance with and/or assigns cause they don't know what it means...including the agents...so I think a lot of the time, they didn't even bring the offers to who they were representing cause they didn't know what it means and how to explain...

so switched it up and are trying a letter of intent to purchase and now this new way...and see if we can get responses...or atleast questions about it...

so always trying new things to find what works...and as soon as that happens, stick with it of course...

when assigning REO's, it is all up to the bank...lots of banks say no to the offer if the and/or assigns is included...but why not try it...the worse that is going to happen is a NO...who cares...atleast you tried, and can move on to whatever...but at the same time, maybe one bank out of 8 may say yes to it...

it would all depend on the bank...most cases they wont unfortunately

but maybe with the name and buyers partner, then who knows...I would say try it and again, worse case is a NO...

I would think .. your name and/or buyer's partner .. might be the best way to word it. Is this what you have in mind?

With your .. name and buyer's partner .. you might find that you cannot get out of a contract so easily.

I think it is a great idea though.

still haven't heard anything about the appraisal for multi house, so still waiting

today, creating more flyers to post everywhere...to attract sellers

working on hard money lender...hopefully will be signed up and ready soon

found an amazing deal that has SO much potential...I have had my eye on it for a while now...i was looking into it when it was in pre-forclosure...now it has gone through the whole process and now bank owned...5 minutes away from me...

asking 100,000...comps come in at 230 k and higher...

few other things needing to accomplish TODAY...or I am not going to be happy with myself...

Sounds like you are making progress in the multi deal. thats good.
THe house near you sounds like a great deal. You already know the ARV since you live in the area. lock it up and get a buyer in place for it. start placing ghost adds to see if you get some bites on it.

TON OF POTENTIAL...no home buyer is going to buy it unless they have a bunch of money to fix it up...

we are going to try to lock it up for 60 days, so we can get the hard money in place and get things set up with what needs to be done...

agent is supposed to get in contact with the listing agent for the bank...

needs bunch of work, but the bigger things are already done...needs leveling for the floors, painting, updating and some other stuff...but windows were replaced, furnace is newer...probably within the last 5 years or so...

So this deal is SWEET for the price and amount of work that is needed...tons of money to be made, and tons of things to learn through the process...Going to do what I can to make this happen...hopefully the bank will give us the 60 days to make this happen...

update with multifamily/offers/and stuff

Appraisal came back on the house...Since only 2 multifamily units sold in that area, they had a very tough time coming up with a number...And they were only 2 unit homes...with this house, it is 3...

anyways, came back at 165k...WELL below the selling price...

so gotta see if the seller is going to accept it...which if he does, this deal got a WHOLE lot sweeter...

But at the same time, this makes it tougher on my end, cause we had worked out closing cost and all that in the property, and a kick back after closing...so I had to come up with little money...

Now at 165k, there is no room at all to work that stuff into the equation...

so def made it a even better deal, but if accepted at this price, it will just be more difficult to come up with more money up front since can't work anything into the price...

So good and bad...

as for offers put in with the letter of intent...got some "we are not interested at this time"...and with others, we haven't heard from...but better than nothing...

also, with the home that is bank owned, still waiting to hear from the listing agent on what the bank is willing to do...

so hopefully that will come back well, and can move on with both the multi, and the bank owned home...

as my understanding after talking with the agent, the seller is still going to go with it, as long as I am able to...

if you read my above entry, i explained why it is a good thing and bad that the appraisal came back much lower...

As soon as I talk with the broker, I will have a better understanding of where I stand, and if this is a possibility...Makes it difficult, but sure as heck not giving up

alright...talked with the broker...dp, and closing of course dropped in price...but, I need more money up front than I did originally...

so I have a possible plan, but could get a little interesting...

Use the money I got as "gift money" and finding out from the credit union without them pulling my credit, if I can get a personal loan for the amount that I am currently borrowing and going to spend...and pay back the money I am getting as "gift" that way...Then use the money from rentals to pay back the loan from the bank...But I can't have my credit pulled before closing, cause that will kill the deal...So there for, after closing is when i will actually take out the loan...So, I will go in to the credit union tomorrow, and run the plan by the loan officer...

and actually, I may run my second plan by them too...trying to basically partner up with them to buy properties using there money, and all that...Kind of like people go to the small banks with there game plans...Ill do the same thing...Ya never know what could happen...

Long run, this deal will be well worth it...I don't want to give up on it...but of course, another road block...aw well...i will see what I can do, and hopefully make this work...This is going to be the hardest road block I think...

thinking out loud

I do what I can do...I also have started thinking about taking investing to another area on top of continuing to do things around here...round here, prices are HIGH...some GREAT deals, but they take more money, and down payments are obviously higher...assigning them has been impossible though...nobody knows what it means, and they won't accept it...

prices here are much higher than other places that I have been reading about...so my thinking is, if something isn't working, gotta switch things around to make them work...if taking investing to an area further away is the way to go, then maybe that is what I have to do...

I am also waiting to get a HML set up, so hopefully that will help also...Which I am sure it will...

but honestly, if that helps get things done, then maybe it will be worth it to move to a different area away from here...

there are no properties around here for 20,000, or 50,000...all 120,000 and up...and more in the 150,000 and up category...So down payments and closing cost are very high...and mortgages are harder to get

Hey Marc!

Everyone is allowed to request at any time through each of the three credit reporting agencies their own credit report -- and you get to receive it one time per year for free. Request it more than once in a year and it's around $8 or $10 per report. Go online and you can find Experien, TranUnion and EquiFax, the three credit reporting services. Just check to be absolutely sure you are going to the legitimate web address. If not sure, call a bank and speak to a loan officer ask them for the right web address, they should have it.

Do NOT go to some place like Free Credit Report.com. They are not free! They only provide you with your credit scores "for free" if you sign up for their monthly credit monitoring service -- which of course they charge for. In fact, they are in trouble right now with the Federal Trade Commission for misleading people in believing they can get a free credit report, which isn't the case.

So we can all do this ourselves once a year for free...it's our right! Smiling
