Hello, I was in the USMC for several years and I am a father that has been working hard at my current job. I have been promoted throughout the nation for the last 11 years. Working hard to maintain for my family. Two years ago my wife (ex) tells me that she filed for divorce because I was dedicating to much time to work. (Mind you that I provided everything for her and my wonderful children) The judge let her keep my sons. I recently purchased the entire Think A Little Different program. I am highly motivated in everything that I do. I really want to start getting involved in real estate. I recently pulled my credit report and my ex trashed it. So needless to say with child support and alimony I live pay check to pay check =(. Like I mentioned I am highly motivated. I am one of those people that are more or a hands on learner. I am not asking for someone to walk me through the entire process, but to be pointed in the right direction would be great. I have talked to my dad about possibly being a hard money lender to me on my first deal and told him that I would give him a percentage of whatever I make on the deal, but I am not sure where to start. I pulled up homes that are in either pre-foreclosure or in foreclosure, went and put a eyeball on the property, I just don't know where to start. Is there anyone in the South Bay area of So Cal that can possibly help point me in the right direction. Thanks a million.

I am new to this thing. I have already found some great deals here in Indiana,but I can't find investors. I do not have great credit so I can't actually get a loan. If you have any suggestions please help. I am at a stand still.

First thank you for starting this group Green Hornes. I am definitely a newbie. I am so motivated. I bought the Dean material back n Sept. 2007 but I havent brought any property yet. For the rest of 2007 and most of 2008, I got out there and looked for property and placed myself in the position as a bird dogger and got run over a couple times. I learned from that and am still motivated. NOW! I've found a 6 unit/Multi family home in CA. It is a distressed property and needs major work. I've called to see about city grants and even came across city loans so that I can make the repairs. Most grant givers want you to live in the property, but its not livable. What do you guys think about that?

I've inquired about the property and got my realtor involved. So, now what? I really want this property and as Dean can say its a diamond in the rough. Many people have driven pass this home but I see $$$$PROFIT$$$$. Please, DG Family give me guidance. Thank you for your patience.

I sell properties that Cashflow $450-$650 per month. Or you can flip and sell for $90,000 with 15 year note at 10% int. $500 per month cashflow. You can help families get into homes for $500 per month and own them after 15 years.

Get yourself out there with every real estate invsesting site you can. Hang in there!

You can call the We Buy

You can call the We Buy Homes signs. You should get on Facebook.com and get into the real estate site. Put yourself out there to everyone you can on there. Then, there is Twitter.com and linkedin.com. Just keep networking every day. It takes a while to get your buyers list put together.

Then, for sellers, we started with FSBO homes and tried to find sellers who were in the middle of a divorce, moving due to a job, mother moved to a retirement center, etc. Then, do a walk through and try to get the lowest price you can. Get them under an Option to Purchase Agreement (in Dean's book), and then put it on the sites to see if you get any buyers.

It isn't always easy to get this built. It just takes effort, day after day. Don't give up, just keep networking. It will happen.

The realtor we use usually makes from 8-10% on each deal. The seller pays them, so if you are working as a bird dog for investors, you really don't have to worry about that.
