I have a house that I put an offer in, and haven't accepted the counter offer of $66 yet. Talked with a couple coaches and they feel there is room to work with, BUT,,,after trying more estimates, don't think there is much room.
The roof is $4000 checked by a contractor, and would not need to done for a couple years yet. Do I consider that then or not?
Next.. hardwood floors in all 3 bedrooms. Contractor said he could re sand and re coat...Floors are not damaged but do show the signs of age and are probably in need of some touching up..Do I consider that?
Rest of house is okay, but cabinets in kitchen need re finishing, as they also show age, but all latches and doors are in excellent shape, nothing to replace.
I was wondering if anyone knew about winterizing vacant properties for the winter.

We have a short sale approved. The house is desirable but needs some work. Carpet etc. The house is approved for 115k and the FMV is 180k. We want to fix it up and sell it for 140k. With that said is there anyone on this site that would like to partner on this deal? The approval is until 10/30 so the clock is ticking. I know if the repairs were done it would sell quickly.

I recently replaced the roof on a ten by twelve foot storage shed. The old roof was standard composition shingle and was in very poor condition. It had to be stripped to the rafters. I had never used any roofing materials except standard shingles.

Got A Big Question??? Help Found a house or should I say a "SHELL" because the inside needs to be gutted out has mold. If it wasn't nailed down they took it. It has about 4,348 sq ft on almost 2.8 acres with built in pool. It was built in 1979. It has 3 bed/4 1/2 baths total of 11 rooms. The price was as of tax for 2009 $360,800. At one time it was for sales for over $600,000. Well just a few days ago the owner has it up for sale for $150,000. But it needs everything. I did a tax search and the owner has not paid the taxes since 2006 he owes certificates for 2007,2008 & 2009 is unpaid about $30,036 total. Who pays these taxes?? Do the come out of what ever the house is paid for. Or the new Buyer??
I thought i would share a few tips on property inspection as they r fresh in my mind from a recent inspection on a duplex my son and i viewed .This property was or is the first one justin is going to offer on.[EXCITED] anyway i am trying to teach him what i have learned from deans books and the academy along with what he has learned from deans books.
the appointment was for 5.30 .
Iexplained to him that it is best to go early before the agent is there and do a drive by to view the roof,siding,windows,etc.
take a notepad and pen and dont forget the flashlight [because we did forget ].as you drive by go slow and look at the roof-does it need shingles?or metal or are the materials ok? write this down.
