My buddy Bob and I did our first deal about 3 years ago, it was one of my first deals cuz I had just got started doing Real Estate.

We have done 4 deals this year, closed on a big deal a few months ago that paid out $23,000 that we split with a third finder, That's $7.666.66 Each

We now have a sweet deal closing this Friday that's paying out $12,500 That's $6,250 each

I luv this guy Bob, & we got 2 more were working on that he found.

He finds them and I get them sold.

This is the insane part, I don't leave my comfy office chair, I have never seen any of the houses he finds, I never met the sellers. I've met the buyer on this property by chance when we were both picking up checks at the Title company, and I've met with Bob several times, but usually I never even meet my finders, until I hand them a big check in person..

I do get out and look at a few properties once in a while.

sweet, sorry about those deals we talked about they were snapped up quickly so i didn't get a chance to get them maybe next time but what do you pay your prop finders? I am now going to the reia's & telling people i will pay them 2k for addresses of props, what do you think?

$10,000 finders fee

Hey Tony, Last year I was paying out 50% of profits and I was making some good money but maybe because of greed I decided to do a flat fee of $2,000. And I haven't got any complaints from my bird dog finders. A few of my finders are experienced investors like Bob, who claims to have lost his shorts in the RE Meltdown and I still do 50%

I purchased a CD audio set of Wholesalers courses and one guy would pay out $10,000 He said he cudnt do that on every deal and it took a special deal that he could make 30-40K on. But he became the go to guy and every finder in town took their deals to him first and that's how he nailed the best profit producing deals. Also on the deals he cudnt do the 10K on, he wud farm it out and was the go to guy for all deal finders in his city. He also said on 2 dif occasions he had made $65,000 wholesaling a single family house.

Also if Terrance or anybody wants some personal help I might be able to walk them thru some deals, after all, I did help a Florida Realtor wholesale her first deal and it was in Frikin Alaska. I think she made $13,000 Just send me a private message

Dealing with Bird Dogs can be Frustrating

I've got some of my best deals from bird dogs, I estimate 30%,,, the rest from direct mail mostly and a few from bandit signs and other wholesalers, also door knob hangers, car door magnets and advertising on Craig's List.
So knowing how important these bird dogs can be I keep recruiting them even though dealing with them can be frustrating as all get out, as Grandma used to say.
A typical bird dog will send me one address and then call me a few days later to ask what's going on with the address he sent. I try to explain it's a numbers game and we need many addresses.

My favorite frustration bird dog is one that calls and tells me that Real Estate is in their blood, it's what they were born to do, They have a passion and spend their time looking at Real Estate, they had a relative that was an agent, they think about real estate night and day and if given the chance they wud find me a lot of deals. I give them instructions, my motivation speech, tell them to get out there. Then I never hear from them again.

One guy that sent me a few addresses and then I didn't hear from him for 6 months, he contacts me again and wants to give it another shot. I told him that since he quit the first time he probably doesn't have what it takes. I never heard from him again. I really expected him to say... Your wrong, I'm here now to find us some houses and I will never quit again... Haha

You can really get a good look at human nature when dealing with these people. I always thought I was a screw up, lazy, never completing anything, doing things half ass. Well, compared to most of these bird dog prospects I'm not looking too bad.
How do you motivate and get results from these people? You sure wudnt want to pay them by the hour.
But, I guess the few that do produce results makes it all worthwhile.
