July 14, 2009 the day I went Pro ! ? !

For a few years now I have wanted to be apart of the real estate world as a investor and a landlord. To reach this goal I have completed several home study courses taking something from each. I feel that I have quite a bit of information but have failed to succeed do to lack of commitment to action. The one thing I can guarantee you must have to succeed in real estate is a commitment to action.

My name is P. Williams from Maryland. I purchased "Real Estate Millionaire" last December and plan to finish the book before the new year came in and enter the Mentor Program by the first week in January 2009. I accomplished both. Now my goal is to learn Dean's techniques to buy and sell real estate for myself, help provide housing for others, give more to charities and show at risk youth since I teach them how to use their monies legally to buy and sell real estate. I feel that God placed me in this environment in order to help them turn their lives around.

I just got deans think a little diffrent,this was after I got barm book.I've doing alot of research on bird dogging.The middle chapters are so useful for all area of my life,I've been applying it to almost everything I do.
Keep a journal is a great idea,and hopefully everyone makes good in their real estate investments.I'LL BE LOOKING FOWARD TO READING AS MANY AS I CAN.

Motivated Seller vs. Motivated Buyer

I have located a home for sale by owner. The seller wants out of the deal now. The seller purchased the home for his son and daughter-in-law. The son and daughter-in-law decided not to move from the county they were living. The owner (father)has the deed to the property, and he stated that due to his health, he would like to sell the home. I have no savings and poor credit. I need some info on how to use effective no money down techniques. I am very motivated and willing to do what I need to do. The seller has made all information available to me if and when I may need it.

So, its 2009 and I want to get things rolling. I read another post in here which got me to thinking. The author said she had 79K in debt. I WISH. I looked over everything I owed. Most of my stuff is medical bills and a whopping $95K in school loans. Yes 95K, I started crying because guess what? I never found that job that I went to school for and I'm not making the money I went to school for.

Anyway, I had some progress. I managed to befriend a local real estate celeb. He said he would help me in my real estate endeavor and brought something to my attention:

I have an appointment by phone tomorrow morning regarding getting started. I do not remember the name of the program, but it is designed to basically get you started in the right direction. I have been looking forward to this meeting all week, and I hope that it is my first step of many.

I would like to start my journal with what I've accomplished and were I'm at now.

1. Started with the BARM book and reading endless posts on here.
I have about 30 Buyers/Investors lined up,(Thanks to all the posts that teaches you how to do this)

2. I had a meeting with my title co.and found them through another wholesale Investor from craigslist.

3. Found a Realtor to set me up with the MLS and I didn't contact him for a couple of months untill I was ready.So basically got to watch the MLS for 2 months and learn whats going on in the market.also saved the props.that I wanted to put offers on.Props that have been on the market for awhile and rehab homes.

4. Sent about 15 letters out to home owners that got NOD's

I think it'll be fun to look back at this journal and see if I made any money or progress.

Tommorow, I go to look at my first property after having puchased Deans Millionare book. His book spurred me to get off my butt and do this.

I have a life partner who has good credit and a great job. I'll do all the legwork and the sweat labor... he just has to sign his name in a few places. He's got the easy part! LOL. I'm fortunate to have a partner who trusts me fully and is enthusiastic about investing in real estate.

TODAY, I will do something!

I chose this as my journal title because each day I will do something that promotes, markets, or helps to keep my plan in motion.

Today I put a plan in motion. Tommorrow I will add to that plan.
