Is the seller motivated enough for you to buy "subject to"? Or does he want the cash? Why is he selling? Are they in forclosure? Find out what he owes on the property (a title company can tell you this)Can you give a little more information? I suggest you post this question in the forums (create a new one-on the left of the homepage, click on forums and choose a catagory) to get better feed back, there are many people here that will help you out! I think more people will see it that way. I'm fairly new myself but I have received a lot of help from the other members and you will too!

I hate to be the negative one here, but I feel as though this may not be for me. I was once motivated and excited. I want to join the Academy but I cant afford it. I have found a few good deals, but there seems to be no success thus far. I'm not expecting it to fall in my lap. I am willing to work hard but it just dont seem to be working in my favor. I just left the conference call for 1/29/09 @ 9:00pm. I am grateful for the call because I now feel that I too can make this work for me. Thanks to everyone who participated in the conference call. I feel like I have what it takes. This program means more to me than just a money making scheme... it is a tool that can save my family & my marriage. Motivated seller vs. Motivated buyer
I have located a home for sale by owner. The seller wants out of the deal now. I have no savings and poor credit. I need some info on how to use effective no money down techniques. I am very motivated and willing to do what I need to do. The seller is asking 85,000 and the "fair market value of the home is around 115,000. Please post comments if you can help me now. I really appreciate all that you will do to arm me with the tools to close on this deal. I feel that this is a great deal. I need to make it an amazing deal. Thank you again.
