July 19 2009 OK. I am a 54 y.o. who has been "tinkering" in Real Estate on and off for the past few years. Things have gotten to the point in my life where I must make a dramtic decision to become wealthy via the real estate model. I had bought some investment properties in the past but never anything to write home about. Due to the recent downturn in the economy my private business took a major hit about 1 year prior. This caused me to go into major debt with credit cards (used to pay off business loans) and now i am trying to play catch up which is not easy.

Has anyone ever heard of the 203K Loan Program?

I have found a property im interrested in on loopnet, I am calling today to set up an appointment to go see the property with the listing agent. Wish me luck

I have been tied down to the bed from a knee replacement surgury, and in and out from meds. i have tried to keep up with everything between reading my books, watching the vidios, and the forums. Someware some how i must have missed something because i can figuer out what this BLITZKREG is. can some one please point me in the right direction so i can get uptodate?

I've been trying to avoid it, but it seems like it has become the unavoidable...complacency. I've just gotten into a rut and can't seem to pull myself out of it. I've done no biddings, or phone calls to sellers in about a two(2) weeks now. I've just had this feeling of BLAH hanging over me all of a sudden. I guess I should've been had my @zz in some real estate club with other like-minded investors to help keep me motivated. Monday I guess I'll start calling FSBO's and going to banks and getting REO's. Not going to use the agent I started off with anymore.

I wanted it to be documented somewhere publicly that I've decided to take action, and start pursuing my dreams today.

As I write, I am starting Chapter 11 of Dean's Profit Now book. I'm inspired, and I know from my own experience in real estate that opportunities exist that most of us never take advantage of. I'm going to start taking advantage today.

Now I'm ready to setup my business (cards, signs, flyers, forms, voicemail, etc.). Tomorrow I will look for an open house in my neighborhood as the book suggests.

I bought Dean's new book in May and have been trying to find properties 30-50% off with no luck. Now I know my market is great at 20-30/%. Found a realtor that sends me props. Made 30 offers with none acceptanced.

Any advice?

Well after reading "Profit from Real Estate Right Now!", I decided to take action.

there was two phrases that got me attention...

One: "watch out for paralysis caused by overanalysis."

Two:" You miss 100% of the shots you never take."

with that in mind I when and let people know what i was doing in other to build my buyers list.
