November 10th, 2014 | posted by Jay SthilaireJust thought I would share some thoughts on finding and using a CPA ( certified public accountant ) when I first started investing I didn't even have a book keeper. I was learning and implementing everything I had read , studied and researched in real estate. Little did I know that not using one after my first deal would lead to procrastination on the next 20 deals ). When I finally started using one then what do you think happened ? Well I can tell you it was many nights and many hrs shuffling through and organizing what I had done for days,weeks,months.

The hm can rent for $1,000(per a prop mgr) it is a 3/1 & 1/2 bth, the basement has 2 apts one a studio that is rented out to a couple for $300 & they want to stay.
There is also a 2 bed 1 bth in the basement too that is already remodeled & can rent for $500! So,
Add them up & it is $1,800 & minus the mo. expenses which are $670 & you have $1,132 mo!
Anyway want to assign it for 5k or best offer any takers!!!

I need your input.
I have been building my buyers list, and though I don't have many buyers, the ones I have buy 2-3 houses a month to flip. One of them I met because he was working on a flip by my house and I just stopped to say hi and find out how much he bought it for, etc. Very nice guy.
Today I'm driving to my house and (because of traffic) had taken a different route. Then I realized that 2 houses away from mine there's a house that's for sale by owner!!

One of our students found it on vacation off her car lettering. Older man owns a ton ( several homes, MHP and some apartments)and they are all free and clear, willing to carry and the list goes on. Wow and get this.. this is the students first deal. Nice start is all I can say. I will make this the biggest win,win,win yet. Will post when contract is done. NOW GO GET SOME

October 6th, 2014 | posted by CaliTonyEverybody saw me back in Feb post that deal #5 was done but it wasn't it got stuck in escrow with a title issue & finally just got unstuck.
So $4,750.00 in my bank acct now & wheew man that took a while. Also in the meantime have made about 20 offers last wk in kansas city MO & KC kansas area & also a few offers here in san diego.
I do have a bird dogger who is a lyft driver who is sending me addresses of hm's that look empty or not maintined about 25 of them so far so left a few messages with the sellers & sending out letters today for those I could not get a hold of.
Also built up my buyers list here in san diego to about 67 buyers & counting, making it bulletproof-so all i need is a deal here in san diego!
Two Rental Houses in Youngstown, OH
October 6th, 2014 | posted by HappyscribblesI have two rented houses for sale, will consider all cash offers, and possibly bartering. I want to buy an apartment unit instead closer to CA so would like to sell both as one deal, but will consider selling them separately at the right offer.
The first house is section 8 house, rents for $585 per month, professionally managed by TriSun Realty. Tenant has been in home for over 20 years. Their fee is $50.00 a month, here is info from zillow on 372 Fairgreen Avenue:

2 Wholesale deals at the same same time!

Here's 2 wholesale deals the team closed yesterday at the same time with 2 different buyers. I think we got the SFR for 7,500 and the duplex for 10k and sold each for 15,500. I don't know much about these deal because I wasn't involved. I love it when the team takes over and get it done!
