Hey DG family, I just put together my 7th wholesale deal. This was a property that I was wholesaling last year and couldn't find a buyer who wanted it due to all the work it needed. This lead came from a bandit sign as well. The property is a 3 family in need of a full gut rehab and I got it under contract for $7,000. 3 weeks ago I called one of my buyers who I wholesaled a similar property to in the same area last month and asked if he would be interested in a property I had for him in the same area he bought a house from me last month. He took a look at the property yesterday and said he wants it. I wholesaled the property to him for $9,000. He says he wants me to find him 3-4 more properties.

Here is the deal. One of my fix/hold buyers that I have sold properties to in the past called and asked if I could sell one of his properties for him. It was freshly remodeled and had tenants in place. He wanted $135,000 and would pay me $2,500. So I said sure! While I was looking at the place I saw a property for sale in the next building. It was listed for $110,000. Owner/occupant selling it. Condo in good rental shape, just needs a good cleaning. I got the thing under contract for $116,000 (bidding war) and listed it for $124,900. Rents are $1250 to $1350.

Well, I just got my Wholesale deal under contract today and a non refundable deposit from a buyer. This is 3 family property that needed a full rehab, I got under contract last year in September 2014 from a seller I met at a tax auction in my city. Yes I said I met the seller at my cities tax auction. The seller went to the tax auction to find a buyer to buy the property from him. We exchange numbers that day and I gave him a call the following day to look at the property. I went to look at it and made him an offer of $11,000, he said yes.

February 5th, 2015 | posted by michaelmanghamSo far this week I have assigned a contract on a house that Debbie found doing pre foreclosure research. Assignment Fee is $3500, closes the 23rd.
Got a lead from a friend concerning a friend of his that was way behind on payments. Talked with the seller and determined that he needed to talk to my Short Sale guy and figure out what avenue he should pursue. A short sale was determined to be his best option. My agent listed it and we got a full price offer in 24 hours.
Of course, now we deal with the lender and get it closed. Payday, who knows? Short Sale!! I'll net $6500 when it happens. Could be less that 30 days.
Did a co-wholesale deal, I provided the buyer. My net is $5,000. Closes the 17th.

The seller called me and said this was a property he was going to fix but couldn't because of financial reasons. He told me he wanted $10K, I told him that was too much for the area and the work that it needed, so I told him I will get back to him after I do a drive by. I called him back the next day and told him I will give him $3,500 for the property and he agreed. I emailed him over the contract and got it signed, the I went and placed ads on Craigslist, created a postlet and put out bandit signs marketing the property for $9,000.

This town has a total population of almost 100 people. I have inside/ specialized knowledge of this town and the area as the school district is amazing and everyone/anyone want to move in that direction. It approximately 15 minutes to a major town that has almost 300,000 people.

I only had this property for less than 30 days and was L/O in 3 days after the owner moved out. $0 money spent on improvements. This one worked out perfectly and I can only hope that 2015 doubles our 2014 results.
