Lol you caught me at the right time, everyone in the group that knows me know I hate typing so here's a copy and paste to give you more details.
This was a lead given to me from a Bird Dog. The seller wanted me to list it for like 40k and I told him that would be a waste of our time. I told him I know a cash buyer that would give him 15k right now and he would not have to pay realtor fees.
So I placed the connection with my team and we got it under contract for 21k and put it on the market for 26k and we knew at that price we had problems but we have a strategy for a property under contract overpriced.
We brought our buyers and everyone in the city knew we had this property which was good. Rina Krisak had a class tour and popped over. We couldn't sell the property and the contract expired but we stayed in contact with the seller working our strategy. Which is the truth or not tell the seller we have buyers kicking down the door at 18k so we need it at 15k.
He made us wait about 2weeks as he called all the bandit signs in the city. And you ask how we know? Well like I said everyone in the city knew we had the contract and when the other wholesalers called us about it we talked down and said the property is crap. So he finally called us back because he couldn't sell it and we got it under contract at 16k and we had a buyer ready and we assigned it for 3k.
