tax lien

My situation is this i found four properties in my area all of which are behind in taxes for three years. 2 homes are owned by one man and the other two are owned by another man that was a coincidence. I want to pay the taxes and get a lien on all four of these homes. what are my possibilities of actually owning all 4 of these houses? What interest rate should i bid on the taxes to insure i get the tax certificate and lastly i need to know every risk i'm going to take with getting a tax lien on someones house and benefits? please help i'm on a time crunch to decide. May 3rd 2008 to be exact.

short sale

I just went to an open house that was a short sale. Are short sale typically sold through real estate agents?

It is listed at 815k, houses go for mid 900's and up. I would like to make an offer of say 740k, but do not have anywhere near that kind of money nor would I get approved for that kind of money. What should I do? I know this could be a money maker. The house only needs some paint and some carpet in the BR's.

More success stories

Hi everyone. We need more success stories. Please post any successful real estate transaction here. In the beginning when I started investing I was reading the booklets in my Think A Little Different over and over and the how-to information was great but, Dean's success stories are what really did it for me. As I read about his successful deals I began to see myself doing the deals also. Once you can see it in your mind then you will see it with your eyes. So don't be stingy with your success stories, your story may be the one story that gets somebody new the motivation to start.

Similar to the other one. REOs all.

First one is a cookie cutter 3/2. Asking price was 119 which I thought was a little high. I had a little trouble getting a solid handle on the value but it looked to be in the 160-170 range.

Good rental in a solid neighborhood. Bank was offring 4500 in concessions (2000 repairs and 2600 closing costs.) I offered 90.

Heard nothing for a week (past the offer deadline) and thought it was dead (ie bank is an idiot). Emailed my realtor to confirm that the deadline was past.

Nice neighborhood. Needs very little work (some landscaping and some tub caulking). Doesnt need carpet because tiled throughout. Odd that it doesnt even need paint but there you have it.

Would rent for 100+ a month positive with 60K+ built in equity.

Can be a medium to long term keeper or I am also considering LO to get my profit out in a year or so.

80% conventional mortgage with 20% equity from a re-finance so NMD.
