Duplex in Southern California

Ok here it is.

I located and REO property. It is a "makeshift duplex". Each unit has 2br/1ba approx 1550 sq/ft total for both units.

It was listed at $109900.00 and only work needs was repair small hole in barrier wall (sheetrock) and pour new walkway 8'x10'. I offered $99K and the comps in area are $225-265K for comparable units.

The best deal ever?!!!

About a year ago, I spotted a four plex, a duplex, a commercial building, and a single family home all listed on the MLS and I noticed they were all owned by the same lady. I went to my agent and told her I wanted to buy all of them from the lady. I put in an offer of 50% less than what she was asking and they countered me back about 20% less than list price. I decided to walk away from the deal and a couple of weeks went buy and they came back to me and cut another 10% off the price. Still not satisfied, I held my ground.

What Now?

Preparing my 1st deal.
I have located a 3 bed, 1.5 bath twin located in my development. It has 1200 sf and a nice large lot.(4,300 sf) The house was in foreclosure. Owner took ill and bank started foreclosure proceedings. Relatives have since filed a writ and stalled the process. They need some $ for medical costs and don't want loose the property.
