Looking for a house to buy and can't get financing now, LET ME HELP YOU!

Hi, I have placed an add in my local newspaper a few days ago and got one response. I placed an ad that read "Are you looking for a house to buy and can't get financing now", Let me help you. This is an option to buy/lease purchase. Beautful split foyer on 2.16 acres in wild wonderful West Virginia. This home has 4 bedrooms 3 full baths, full finished basement. All it takes is 10% down on 225,000 upon move in date and another 5% due on 225,000 within the next 6 months. Must have financing in order within 15 months after move in date.

OK here is the deal

I found this really great ranch style home and it sits on a half acre in the middle of a quaint little town just up the road from me. The place is a eyesore. It is also an REO which has gotten no bids on it and its been on market for 129 days. NO one wants to fix it up. They want 154,900 for it but I can only see offering 100K with a repair credit of 54,900 because its that bad but its huge and the place is 6 bedrooms, 4 bathrooms and 3000sq ft.

It feels good to be part of a bigger group with all the same goals in mind; doesn't it... Instead of - in most cases - being around others who think you may be a little crazy for stepping out of your normal routine and going after bigger goals.. Never settle with "Average" or "Ok".. Never!!

Free lots

One of my realtors that I work with is offering me some possible free lots located in town. We don't know how many, or where they are located, but he believes that there is hand full of them. The story goes like this, the city is going to be giving them away. Apparently they've lost a ton of money on the lots from taxes and need to get rid of them so that they can quit losing money. But, in order for someone to get them they have to put up a home on the site so that they can make money back in taxes.

well here's the DEAL: looked @ a property on tuesday and i THINK it has a decent profit to be made, called an AD in the local NEWSPAPER and found out the property was on contract with another INVESTOR, she wants to wholesale the property to me for $215,000 i haven't checked COMP's yet but the way the property sits, the now owners had the property on the market for 5 months @ $249,900 and would NOT sell, however i feel if i put some TLC like cosmetics rehab into the property i should be able to get in the upper 200's ( 270-285 ) it just needs new carpeting through out the whole house (got 70's

my first deal

im in the middle of purchasing my first home in mid western PA. i bought half of a duplex for $13,500 and im looking to make it a long term rental property.
i currently live in south florida, but my mother has been helping me with checking out the properties and such. its also nice to have someone there that is familiar with the area as well.

Im pretty excited about the whole thing, but a bit nervous as well because it IS my first home purchase ever.

My First (Possible) Deal

A friend of mine found an REO that had been on the list, and it expired a few days ago. They wanted a partner to contribute capital in on the deal, so that's where I come in.

List: $112,900
Repairs: $20-25,000
Loc: Oklahoma City
Beds: 4
Bath: 2
ARV: Comps between 160-195, but I would say it's ARV and being in this market would be around 130,000 for some reason. But that's prolly low.
