Ok, here's one for the record books. Bought a 3/1 in ohio that didn't need anything but had a master upstairs that the only way to get to it was through a bedroom. Built in 1925 so that was common.
Couldn't lease option it for seven months and was trying to find a exit when the perfect guys shows up.
He replied from CL ad on a rent to own post. We were asking for 1500 option fee and 550 per month with a buy price of 36k (we bought it for 15,500).
To make a long story short the guy was a great fit and he up sold himself to 1k per month and a buy price of 63k ???
Don't ask me how it happened because I am still in shock. I even told him twice the price was 36k and 550 per month but he kept going so I shut up.

Ok so am in Mexico visiting my wife n getting dental work done. I still working hustling here got 20k Las month for wholesale deal here in San Diego. Have 25 more signs going up this weekend by my team member I left signs for him.

Made 2 offers today on listed props, one on an off market bandit sign lead from another wholesaler who's new. offered 305k Rehab 40k ARV 400k deal is tight but we wouldn't get much for Fee upfront maybe 2k n split that 1k each but we would get 2-5% of the flip profit.

2. You enter tripartite agreement with myself and my contracting team to purchase the property. We will rehab house to an agreed ARV.
3. You provide 30% of rehab cost to begin rehab and for materials.
4. At 60% completion of rehab you provide an additional 30% rehab cost.
5. At 100%, you pay remaining rehab cost and consultation fee.You end up with a high quality property that you can rent or sell.

The great things about this is deal are:
1. not all payment is required up front

I noticed the trending topics tonight seem to be about greed, and when to know if you've gone too far. I'm kind of dealing with that. I've had a couple deals fall apart for me recently because instead of just trying to wholesale a deal, I try to find the funds to do it myself even when I know I don't have enough time to get an HML to fund the sale. I've got a small list of private "investors", that are constantly asking me to bring them deals, that can "write a check on the spot". But whenever I present an incredible deal to them, it's "hey that sounds great, but we're gonna sit tight for now. Let us know when you get another one". Or, "oh, wow, I wish I could, but I'm all tied up this month.

Southern California bandit sign deal 20k!

so I had signs put up about 2 and 1/2 mo's ago, tony buys homes cash xxx xxx xxxx on busy intersections paid the guy $3 a sign(kid had terets too made funny sounds)

got a call couple of weeks after that, seller had a rental here in san diego in spring valley nice area but known for foundation issues. her bro lived there for yrs w/his extended fam lots of them & wasn't paying her enuff rent, she w/sick of it. I sent my contractor out he scared her w/pointing out the foundation problems & offered her 270k she wanted 300k & she said she wld think about it.

she clld bck 2 wks later & was still at 270k so I sent the contractor out again to get the bid nailed down & he did since it needed a 2nd look cuz of the foundation, bid came back at 55k rehab. I offered 280k & she took it.
