I Watched Dean & Matt on the webcast last night and it was awesome. One thing wasn't real clear. Matt mentioned going to a real estate investors meeting to find private money lenders. Great idea. He also mentioned doctors, lawyers, professionals, etc. but aside from going to an investors meeting didn't go into details on other ways to contact these people as possible sources for private funds. Does anyone have any insight? Thanks Ken B.

LLC and first time home buyer

I was wondering if you start a llc are you allowed to purchase your first income property under the first time home buyers program they have going, the reason I ask is that I know that when you start a llc you have to wait until the llc has built up credit are is it just better to buy the property without the llc and just add it later to the llc after purchase please help..... thanks in advance.

What are some of the pitfalls that I should try to avoid when dealing with a hard money lender? If I'm not mistaken, I think hard money should only be used for rehab/flips. Is that correct?
