Driving for dollars

I've always liked finding an abandon house and searching what happened to that home, why?
Some will say its a waist of time and or money driving around, really.

Yes most are foreclosed and the bank wont do assignments, should we just say ok and move on.

Don't get me wrong Im always learning, but think about this. Why don't we just negotiate the lowest price we can and then get transactional funding double close? We have our buyers setup am I missing something here?

Im looking for more input on this.

Get vacant props instead of occupied

OK so this has been my ordeal the past of couple of days, i had a deal that fell out bc the prop i was trying to wholesale or had actually assigned it to one of my buyers for 10k was cancelled.

Reason being it was occupied by the seller, it was an MLS prop I had gotten using my buyers agent for 370k & was wholesaling it for 380k & it had the condition that the seller would rent back the prop for up to a mo. after close of escrow.

Well my buyers acquisition team failed to mention to the buyer that it had that condition so the buyer backed out & all the rest of my buyers did too bc they said they could not insure the prop w/a tenant there that if she burned down the house they would not be able to be recover their investment which I understood I would feel the same way.

Wholesaling Help!

I found a property on Craigslist that is a 4-unit. It only shows the outside of the property which looks pretty run down. It is being advertised by a Realtor and I asked if I could set up a time to view inside. She stated they don't want to disturb the tenants so the offer will have to be subject to an inspection. How would I go about making this a wholesale deal if I can't even see what repairs need to be done? Would you pass on a deal like this? Thanks in advance for your help

Wholesaling and becoming a Realtor

Hi,

Could someone please comment on the complications that arise from becoming a Realtor while wholesaling? I am having a hard time getting responses from Realtors and was thinking of just becoming one but wanted to steer clear of any ethics violations etc.

For example, If I find a property using a bandit sign for wholesaling, would I have notify my brokerage and pay a commission to them? I understand that I would have to if the property is on MLS.

Are there other disclosures that I need to be aware of? Generally speaking, what are people's thoughts and experiences on this subject? Is it recommended or not?

How to get Buyers in High Valued RE Areas

What has been your experience with wholesaling and finding buyers in areas with very high real estate values such as California, New York, Hawaii, etc? I would think it is a lot harder to find cash buyers. Is it encouraged to start in your own backyard regardless of cost of living or would you suggest starting in an affordable state/city if you live in one of these high value locations?

Where does the realtor get paid? and other wholesaling ?'s

I am extremely motivated to start making money using real estate and would like to start out by doing a few wholesaling deals to get in the deep end as fast as possible.
