Market asking price vs Zillow.com value estimate

I have just picked a property out of a local real estate listing; just to test the water so to speak.
This house is listed on the RE site at $245,000 and Zillow.com value it at 'around' $190,500 and appraisal.com at 'around' $170,942.

Now I am guessing that part of the difference is in RE agent fees. What else would one have to look at to offer a price on this home.

Don't get me wrong, I am not even close to purchasing my first property, I am just looking at the things that make up a selling price offer.

Commercial property and Vacant Land

I am sure everyone has watched Deans video of the month on his vacant land deal. Well I now come to pose a question.

Besides me I dont really see anyone else that post here talk about commercial properties. I have a passion for commercial more so than residential but good sense tells me to build me residential or SFR portfolio so I can fund my commercial ventures.

Is there anyone on here that does commercial or are interested in it?

How do you make money with rentals?

I have seen this money making from rentals mentioned so often on this site and I am confused as to how you can make money; enough to pay the mortgage on rentals?

City Charrette

I have just been reading a news article for my local area in which they are claiming growth is coming to this district!
I read the 3 pages of the article and have contacted the city planning manager and left a message for him to call me back. I want to ask questions on why they feel there will be growth in this area in the near future.
I feel that this should provide some insight for possible real estate investing.
Are my thoughts on track? I will be trying to get involved with the Charrette committee, if that is possible. What other questions should I ask when he calls me back?????

Capital Gains

I would like to calculate my capital gain on a property I want to sell. It's for a property in California. I think its 9.5% for state and 15% for Federal?? I want to sell a property with a base from before prop 13. jrgnsn

PASSION

PASSION: Are you born with it, or does it grow in you? My favorite game growing up was Monopoly (of course). But we made our own rules. I didn’t let anyone go bankrupt. I’d pay off their mortgages and then give them 5 times the value of the property so they could stay in the game. I don’t ever remember a game where I didn’t win, owning all the land and all the money at the end, and yet all the players feeling like I tried my best to give them a chance. What’s up with that? Was I just a control freak or was that the inborn passion of a real estate investor?

can a foreigner buy RE in USA
and what is the best way to go about doing it.
where can i get info for foreigners investing in RE
eg. do i need an LLC, tax n loan issues..etc
