WHOLESALE PURCHASE CONTRACT

Hi. My name is Andre' and I am new to this site. Wonderful site. I also am new to investing. For months I have been studying and reading everything in sight about all aspects of Real Estate Investing. I would like to see a sample of a Wholesale Purchase Contract. Also if anyone lives in New Haven County Connecticut do you have a recommended Title Company to use? I will be attending my first Real Estate Investing group in a few weeks also. Any advise on the 1st baby steps on how to actually put into action everything I am learning on my own from experienced investors. Thank you in advance.

Bird Dogging PROBLEM

I recently contacted the vice president of an investment firm who wholesales property, and I provided him some leads without the property address so he could see what I had to offer. They are both listed with Realtors and at least one of them is an REO. I wrote up a promissory note and used the non-disclosure agreement you provided as the contracts. In the promissory note I wrote my referral fee as 1% of the price paid for the property, paid to me within 48 hours of an accepted offer from them by the seller.

WE BUY HOUSES

I found some ads on backpage.com that had ads that advertised "WE BUY HOUSES". I replied to these ads by saying that I am a real estate investor and I explained the process of me negotiating with the seller (purchase agreement with clauses), and then I would assign the house over to them and that they would pay me an assignment fee. They pay me, they assume the contract, and I walk away.

How does that sound ?

30 % BELOW FMV

what factors do you use to calculate if a house is at least 30 % below the FMV? I am trying to assign a property that's asking price is $490,000, so what would you use to know what 30 % below market value is, since that what the investors like? Please Help Thanks

Help with Assigning

You would calculate the fair market value by getting comps from other houses in the area right and then showing them to the investor right ? Where are places to find investors. The investors that advertise, "WE Buy House Now, Any Condition," what it their general price range ? I have a property that I am interested in assigning after I talk with the seller. It is $490,000. Do think they would be interested ?

Assignment Fee vs. Finder's Fee

Which fee is better: an assignment or finder's fee ? You get an assignment fee when you find the buyer during the 30 - 90 day closing window and you already know the seller before the buyer right ? And the finder's fee is when you speak with the investor before you find them the seller, correct ? I am asking all these questions because I am trying to lock up a deal by the end of the week. How much does the investor pay for the assignment fee, how do you determine the number ? How do you collect your money, do they pay you cash upfront or do you get it from the bank?

Assigning a Contract: Assignment and Finder's Fees?

I have a few questions when assigning a contract. After meeting with the seller and signing the purchasing agreement, you then find your seller and assign your original contract over to them right? They then assume the buyer's rights and they pay you a finder's fee and an assignment fee right? How do you get your money for these 2 fees ? Where do you go to pick your money up ? How much do you charge for an assignment fee ? I know a finder's fee is between 2-3 %. Also should you tell the original seller that you plan to assign the home to another investor ?
