In need of an attorney and title company on Long Island New York

My partner and I (He took the 3 day Dean Graziosi's 3 day seminar ) are in need of an attorney and title company that has worked with assigners and wholesalers on Long Island in New York.

We are having a hard time finding them and need them for our power team.

Realtor can't find cash buyers on MLS

Hi,

"30 Days to Real Estate Cash" mentioned that a realtor should be able to find cash buyers in MLS but my realtor is not aware of how to do that. Could someone please let me know how that is possible so I can educate him?

Searching for Tax Lien/Deed Software

I'm looking for software that when I input the county and state, will automatically pull up all past due deeds/liens with picture of property.

Using a real estate agent for CMA's

In Dean's 30 days to Real Estate Cash book, he talks about getting comps to truly know what to ogger in a property. Whle he doesn't specify where to get them, I know the most accurate results one can get will always come from the MLS. Taking this into account, I should ask my real estate agent to help me with the property, to get comps done, or get a comp online.

The place where I am wholesaling is Seattle, in Washington state. I have tried to reasearch how much information this state releases in regards to sales, to see if getting an estimate from a place like Zillow would be accurate, however I haven't found an answert. If you know the answer, please tell me about it so I can know if Zillow/Trulia can be a plan B.

How do I find the owners of a company?

I am currently working with another investor on researching vacant properties before calling/ Mailing a letter to the owner. We find our properties by driving the neighborhoods we are looking to invest in and we look for any sign that a property is vacant and not the address once we find something.

Our next step is to find out if the property is listed on the MLS. If it is we find out the details from the agent and make them an offer. If it isn't we pull a property report through our title companies website which gives us all the details of the property, who the owner is and their mailing address (if different form property address), sales history of the property, and any liens on the property.

Comps question

Been searching for 2 days. If this question has been answered I can't find it.

Reading 30 Days to Real Estate Cash. At part dealing with comps and Matt's formula for pricing.

Trying to figure out comps on property that I cannot match to other properties. Even using Total View nothing shows in the Comparable Sales Data box.

Property sits on 10 acres. 3 bd/2 bath. Just over 2100 sq. ft. built in 1960's. Has in ground pool.

I can find 3 bd/2 baths all day long, but that is the only thing I can match. I cannot match acreage, sq footage or age of home.

Most of the homes being sold or have sold within the last 6-12 months have been built within the last 10 years, sit on lots .25 to .3 of acre and have 1/2 the sq. footage.

How do you comp this?

Cash Purchases and Real Estate agents

Hello DG family. My name is Marcus and I'm a rookie investor eager to get my first deal under my belt. So any advice is welcomed and appreciated. My question is how can I get access to cash purchases records in my target area? I've spoke with a couple RE agents and they've either told me they can't get access to that kind of information or that information is confidential. Feel free to include a script so I can sound as professional as possible without sounding like I'm requesting something illegal(you wouldn't believe the reactions I've gotten Lol)

Does anyone know if it's possible to do a "dry" double close in GA? If so, what title companies will do them?
