When you have a prop under contract, you next go to get a title search done right? Ok, I have to use an RE attorney for that in GA so I have to pay the attorney a fee up front? That is a little costly isn't it? Where does the no money down concept come into play if this has to be done?

Which Real Estate Attorney to use when dealing with RE Agent

When you get a deal under contract through a MLS listing with your agent, do you have to use the agent's RE attorney or can you use your own RE attorney? Where I am they use attorney's not title companies for closings. Would that present an issue with your agent?

I had a great meeting with a RE Agent today and I think I found a winner. Talk to quite a few and this one seems like the money shot! She already sent me properties within the hour after I left. Now, she did mention the transactions are done through RE attorneys and not Title Companies in GA. She stated she deals with a particular attorney. She is not aware that I will be wholesaling properties. Ok, so here's my question....

Let me share how important it is to have a preliminary search done on any property that you plan on buying.
After contacting a motivated seller through craigslist or any other avenue the very first thing I do is go through my script or lead sheet to find out the magic buttons of the seller.
Only after inspecting the property and getting a repair list do I make an offer and start the process of locking up the property. My strategy is rent to own and I used this system over and over again to either buy the property out right using lines of credit I have established or my own cash or from other private moneylenders.
How good is this source for comps?

They do a great job of getting the papers ready for closing and getting needed research done. The requirements for a title company are very strict in most states. Because of that there are very few errors committed by title companies.
Most title companies will not rush a deal just to make people happy. They know and understand the need to get things right. Remember this the next time someone blames the title company. Remember, they are simply protecting all involved.
