Making Offers

Hi everyone,

I hope you are well.

I have found several FSBO properties and put offers forward to these sellers via e-mail. However, some are coming back to me saying that I need to put an offer forward in the form of a purchase agreement.

Can someone please outline their strategy (dummies version) when making offers via FSBO or MLS listings for that matter?

Handyman and Virtual Wholesaling

So my partner and I have been reaching in to different markets outside of Denver, Atlanta being our first major one. We are getting leads and getting good momentum.

Anybody have a good way for someone to be a boots on the ground in a virtual market?

We've thought of using a handyman to go take pictures and just run through our quick inspection sheet of what needs to be done and that's it. We were thinking of paying the handyman $500.00 for each property they inspect IF we close on the deal to get them motivated to help us.

Problem is since their not a bird dog how should we go about paying them? An inspection agreement?

I need a CASH SOLD list in Atlanta!

Hey everyone,
For the past 3 days I've been using Matt's technique for finding a Realtor and have had no luck after calling quite a few agents. I even did the "Professional Investor Looking for Properties" fax to offices technique in Profit From Real Estate Right Now and no luck.
I'm getting a hold of realtors but am having a very tough time getting the 90 day cash sold list from them. I've found 9 agents and after building rapport and defining a criteria once I email them asking for the cash sold list they disappear.

Anybody else have a good way of getting a cash sold list or finding buyers? I've used Zillow and ListSource and they have no data on how to find the hottest areas. Everything seems non-disclosed in Atlanta.

Had 3 Closings this Week !

Sold one on Monday : 2 Bed/2 Bath/ 2 Car 1700 sq. ft. living with New Roof; Updated Kitchen, Both Bathrooms; Stainless Appliances; New Paint Inside & Out; New Carpet, Light Fixtures, etc. Purchased at $ 35,000; put $ 17,500 into it with materials; took Jill & I about 8 to 10 weeks to remodel this one ... Sold it for full asking price of $ 85,900
plus the buyer paid closing costs.
Bought a 2/1.5/1 also on Monday through auction.com for
$ 46,300 ... it needs paint, carpet & appliances to the tune of about $ 5000; should be able to sell quickly at $ 70 to 75K.

Double close Fannie Mae, HUD, FHA

Said Mahdavi here in San Diego doing wholesaling, I did one 2 weeks ago, very nice!

The escrow/title company that I deal with who does double close says that they can not double close on Fannie Mae/HUD/FHA because they need to notify the bank and the bank does not allow transfer of ownership till 90 days after purchase, what can I do?
