So my partner and I have been reaching in to different markets outside of Denver, Atlanta being our first major one. We are getting leads and getting good momentum.

Anybody have a good way for someone to be a boots on the ground in a virtual market?

We've thought of using a handyman to go take pictures and just run through our quick inspection sheet of what needs to be done and that's it. We were thinking of paying the handyman $500.00 for each property they inspect IF we close on the deal to get them motivated to help us.

Problem is since their not a bird dog how should we go about paying them? An inspection agreement?

We heard that using wholesalers is a good way as well as just using the buyers themselves to go see the house in person. Problem is of course once a buyer sees the house we can't have a train of buyers meeting with the seller and saying to the seller, "well they're ALL my partner I'm just seeing who wants to buy it." lol

Performance contract

If you are truly in earnest about doing this in Central Florida I would be interested. But here is how you would do this:
It is called a... Performance Contract... and this is what I think Matt was getting at in an earlier Web cast Dean made when he bought up people can do anything you ask them to do. As long as you teach them to do it through videos or by books or manuals or any combination there of.
I used to do this for the USAF when ever we needed any unusual work done. It is simple ... you simply and clearly outline and specify what it is you want done ; How you want it done exactly; how you want to verify that what you want done is done correctly (Mile markers, key steps, be it videos, signed agreements, or verified results((by a 3rd party))). Then you outline how the party will be compensated and at what stage they will be compensated and how you will compensate them (Mailed check , money order, cash, bank deposit,... whatever. After the terms are outlined you can have a lawyer check it if you want and then email , send or verbally transmit the agreement to the party that will perform the task.
There are so many ways today of transmitting these agreements today that are verifiable more than I had but as long as a record can be made and preserved that is the main thing. Good old Pen and paper will always work but these days that may be a little slow . Initial requests can be sent out through sources by email, Face book or Twitter or Craig's list or any number of Transmitters.. (this DG page is even good). Just get it verified.
Any task will do. A performance contract or agreement is what it is called
