I just wanted to drop in and say hi, I havent been online here in three months! I have been busy 
The last time I came to the site, I had a great deal that I really wanted to find someone to work with. The property was a steal but it needed quite a bit of updating to be profitable. I met a lovely investor here who contacted me, interested in funding the project. We made an offer, managed to get the property (listed at $189k) for $165k. We are currently in the renovation stage, working with a contractor who is not only remaking the entire house, but building on a master bathroom and increasing the square footage.
The work is moving along quite nicely and we should be ready to put it on the market in the next few weeks for $400-$425k. It should sell quickly as the DFW market is still moving steadily. In the meantime I have found another few projects that are less expensive and dont need quite as much rehab work, and am looking for more partners. I have a few HML contacts but prefer to work with individuals. If you are in need of a project and would like someone to be your "boots on the ground", let me know I hope everyone is doing great!

keep us posted on your progress. Are any of these fsbo's or are you finding your deals through your MLS.
I have looked into some FSBOs, but there are so many deals in the MLS, if you think a little different (heehee) and know what to look for. I have great contractors that I work with so projects that most people pass up (foundation repair needed, add-ons, etc) are my jewels

DFW must be am amazing mkt right now. I have another friend on FB there and he and his wife are flipping $300-400,000 houses right and left. They are all a very similar style and when they finish them, they sell in usually the first week! They are gorgeous!
Don't be a stranger here! You have a lot to offer many of these people just getting started.
