Details:

this deal was done through phone calls and internet; my realtor and handyman went to look at property, took photos, sent me estimate of repairs...
House is a 3bd/2ba; FMV $40K; Repairs needed $4K; I was watching the house for a few weeks; when asking price dropped from $55K to $25K to $17K; I offered $15,500-got acccepted, but then rejected because contract was written under LLC and offer was submitted as my name; house was placed on exclusive list again, so had to wait until open to investors again; offered $15,500, got rejected! Offered $15,600, got rejected! Bank told my realtor they would not accept less than asking price. I asked my realtor to submit my original offer of $15,500 again...rejected. Didn't make any more offers on it...

In the meantime, I was looking at other houses, and a week later my realtor received a notice from the bank that my offer had been accepted! I thought it was for another house, but it turned out the bank decided to accept my highest offer of $15,600! Lesson learned: stick to your highest price and walk away...

As soon as it closes, handyman is ready to get it all cleaned up. Also have property manager lined up to rent house. Once it's rented I plan to refinance it (bank lined up too) to pull out the money that was loaned to me by my brother - my PML
(my brother lives in Mexico and he wired me the funds after I offered him more $ than what he was getting from his bank)

Already looking at other properties... getting ready for the next one!

I borrowed 20K from my brother-I told him that I would pay him back after I refinance the property plus a fee for every month that I 'use' his money, which will come from the rent...
I showed him the numbers and he liked it...
