$1000 in 29 Day's For My Signature!

Contracted with seller's on 11 Apr. Posted property on my website and craigslist on 11 Apr. Contacted by CASH Buyer on 2 May. Closed on 5 May. Check in hand on 10 May. All I did was sign a contract and posted the property on my web page and craigslist.

Seller's now want to sell me 2 more properties. The cash buyer want's first rights to all my other deals.

I can live with that!

By the way, they only need my signature!

I have a question Id like to ask you..I am on my first right now. I have it
under contract and havent gotten as quite as many responses as I thaught I would. Although It hasnt been very long ....I guess you can say Im still
standing on Shaking Grounds. That FEAR= False Evidence Appearing Real
I cant seem to shake it off...I know its got all the great numbers in between
Perfect for that Rehab Wholsaler to make a great profit...I guess my Fear lays more within that final step...Gettin that assignment of contract done correctly...I have gotten the purshase (resale) agreement with the seller...and now have the assignment of contract ready for the new buyer...
Is that it? Do I have it stepped out correctly...The new buyer taking position
to fullfill my contract...

Im marketing out by Networking...Becomeing a memeber of different networks and posting. The numbers are as follows: ARV= $125,000
Est. repairs = $15,000
Asking price $60,000
with new buyer paying closing....Asking price was $67,000
for the first 5 days. Dropped price to get a quicker response....
The ones I did hear from I dont think they were serious enough.I want
to make sure I dont sit on this too long...Im ready for #2 and so forth....

Good job, it is as simple as that. My very first deal was a quick $1000 also over a 3 day weekend. Keep on making it happen, build your buyers list and start making 5k a month, then 10k, then take it from there. Congrats on your first!

For the most part that's it. No need to be afraid. The hard part is over and that's getting the seller to accept your offer.

If your numbers are where you think they need to be and the property is not in a War Zone, then you should attract a buyer soon.

Ensure you give yourself room to negotiate a minimum profit. I can't say this enough. Don't be Greedy! Especially if you are new at this.

My Marketing is Simple!

Again, I have several websites where I list my properties and attract potential buyers too.

My website is at the very top of the first page for my area. I get tons of hits and leads from that. If you have a website people need to be able to find it, I have several.

I basically place ads on craigslist for starters. I also shoot emails to a few investors in the area.

Haven't done much more than that for my wholesale deals.

Honestly I haven't kept a running statistic for the leads and I guess I should. It will help in the long run to track what's working. But again, I know where the leads are coming from which is my website. I get email alerts from potential buyers and sellers that I keep on file. That will help put the numbers together as it relates to "Leads vs Deals Done".

are you figuring this at 70% ARV or ?

What did the people you heard from think about the house? Did you ask them what the most they could pay for this house would be? Do you have lots of pictures and/or a walk-through video of this property? Are you re-sending an updated email to every buyer you have on your list on the reduced price with the pics and/or video? Are you doing bandit signs? To me, the numbers look good and is it located in a war zone?

That is exciting news for a 1st timer like me....

I am still in the "Getting a Buyer's List" mode.
I've gone to REI meetings and know other's from personal friends.

I am looking for properties as well now. I've been driving neighborhoods looking for vacant properties, but, can't seem to find them. Have you dealt with probate or divorce sellers? How do you find your properties?

Sorry if I never responded to you, I don't believe I did.

Lisa I don't spend a lot of time driving around. Too taxing and very expensive due to current gas prices.

I have websites that I ensure can be found. I like seller's calling me. When that happens I know they are seriously considering selling.

In fact Lisa, I just received a call this morning from a gentlemen who found my website and has a property worth $249K owned Free and Clear.

He has just moved his mother In-Law to a nursing home and they just want to sell "As Is".

Property is located in Chesterfield Missouri one of the best cities to live near St. Louis.

Consider getting a website and advertise in your local market. You can set one up fairly inexpensive at VistaPrint.com and they have complete instructions on setting it up and getting it ranked very high.
