OfflineThis one I have less than 30 minutes into. It was just a marketing fee deal that I supplied one of my buyers to one of my wholesaling associates. I did two like this last week! Anyway, I made $1500 quick and easy. I spent more time driving to the Keller/Williams office to get the check from my seller than it did to do the deal!
Here is what is great about this business and actually networking face to face! I was checking on one of my rehabs when I got the call from my seller to meet him at this Keller/Williams office, they were having a Christmas get together with some "munchies" and drinks.
He would give me my check there, so I went and met a couple of people and the REO listing agent for several K/W offices.(Boom, nice connection) Great time, had a nice shrimp cocktail and some prime rib. My seller introduced me to an investor friend of his that wants one of my properties!! We should close on this one the end of next week or early the following week!!
Deal number 19!! My rehabs won't be done in 2010, but they will start off 2011 with a bang!!
I will be working and networking hard the remainder of December, really want to hit 20 for 2010!
I continue to make 2 REO offers a day, both my Re habs were REO purchases.
Will do 40 transactions in 2011 or more!! Going nationwide!
Anyone have any wholesale properties in the Denver area? I have buyers!!
One other thing I almost forgot. THANK YOU DEAN and the Academy!!!!

What is so great is that anyone can do this! Take what Dean has to offer and take action!! There is NO WAY I would be doing what I am with out Dean and the Academy!! There is no need to get training anywhere else period!! Dean is the real deal!!

Thanks guys, I have one property that was a rental that I did a Lease/purchase on this year. The guy has a VA with minor credit issues so I should sell that one early! I am going to start adding some more next year. I know you guys are buy and hold people! Going to slowly start adding some to my portfolio while wholesaling and rehabbing.

Quick Cash Deal My first deal Was almost the same way.
I've done several like it this year, they are so quick, no risk, no money out of pocket deals! I will do them all day! The key is networking face to face. People actually get to know you that way, I could never do these deals sitting at my computer.

Closed on number 19, Monday morning as planned. $4780 assignment.
Got two in the works. One is in Huntington Beach, Ca. my first out of state deal! Its a probate with very motivated sellers, could make up to $30,000 on it, nothing concrete yet. But, I have a team put together there with others that will come on board soon.
The other is in a nice mountain town here in Colorado, Maybe $15,000 on that one.
I do have over 20 REO offers in. Looking for another rehab for myself and wholesale the others. None of those offers are accepted yet so, time may run out on getting one of those flipped before 2011.
My rehabs are both on schedule, in fact one is way ahead of schedule! I have found a great contractor! Can't close on either until early February. 90 days making over 20% don't you know.
One to go, its coming down to the wire, but it ain't over yet!

Michael you got a shot at it a lot can happen in three weeks.
Check the two I put on the slide show, the bar was a complete build inside was gutted, the other was a ranch I sold in Feb. that one had small fire in the basement. Got that one 26k plus expenses 55k sold 115k . I need a few more of them.
