Greetings all,
I just wanted to post some thoughts that I am sure have passed thru the site before, but I want to say also.
My thoughts are geared towards those still working up the nerve to do that first deal.
We read the books, we join the academy, we read some more, we go thru the forum with zeal gaining all the knowledge we can, but you know what? It's all for nothing if we do not act.
Stop waiting for the perfect deal, Waiting for the deal where you have every element in place. Folks, it's not going to happen. No matter how much you prepare, how much you plan, The only thing hesitation gets you is NOTHING!!
Get that deal close, many here can show you ways to get out of it, and yes, I think most here will agree that it is a rare thing for a deal to go totally as planned. There are constant "things" that come up. There is a huge support group here to help with that, but you know what, if you don't have problems to face it means that you did not make that deal. Problems are not a problem unless you let them be.
In the process of getting off my butt and actually making that first deal I lost so many good ones by hesitating. Am I a veteran of this, no I am not, but let me tell you, you learn very fast. Keep an open mind and deal with the bumps as they come.
My first deal is at the title company now and I am probably going to bid on my second in a day or so and I know I will get the house. I don't know who I am going to sell it to, I have no buyers list, to be honest I am not entirely sure how I am going to pay for it, but I do know this, I can make money on it and I will make money. The house is too good a deal to pass on, so I will most likely buy it. I suspect that many here, including Dean, have made many deals without all the details worked out. I also suspect those people would say the same thing:
Get off your butt, take action, and make that deal!!!!
Everything you need is here, but no one can make you do it, you have to take the first step.
Go make the deal, make money, make your future,

This is my first post.
That was very inspiring. I am right there ready to jump in and start to make my first deal. I am very nervous, but I know there are people there that will help me every step of the way.
I have read all the books as you said, joined the academy and everything else but getting that first deal.
I have found some properties that I am ready to jump in on and your message just gave an extra kick.

there are some factors working against some of us i.e. can't qualify for Financing, lack of transportation (like myself) to get to our first deal (not trying to be negative) before other investors with deeper pockets, just reality.

Everyones situation is different but here's mine...
lol NO CAR.. been that way for years (8+), just couldn't afford it.
My Credit at one point was 345.... yes... 345. That's damn near minimum (300 I believe). I couldn't buy groceries with cash
I could even get a little more personal about the whole thing... work a weird WEIRD schedule 2 days on, 2 days off, 3days on, 2 days off, 2 days on, 3days off.. wash rinse and repeat, same days never changes, I get every other weekend off. Each day I work it's 12 hours and we alternate between overnights and days every month (currently on the first week of overnights). I have 2 kids, one of which is a newborn, the other 2. I live in a really small... city if you want to call it that where real estate is actually cheap (compared to where I used to live, california) yet no one is really buying (total renters market atm...)
Yet....
Despite all that I'm in the works of my first deal now... that when I'm done flippin this sucker will probably net me 50k easy.
Guys if we let life get us down, that's where we're at... down. Obstacles are just that, obstacles!! In an obstacle course what do we do? Figure out a way around them. WE CAN DO IT!!! I'VE DONE IT and I am THE MOST lazy, put things off til tomorrow, can't do it mentality type of guy.
I didn't have a car so I found someone who does. Embarrassed at getting a ride to a home? Act like the person is there to see it as well. No money no credit, find it! Hard money lenders AND/OR maybe you know someone with a good, or heck, great credit! Don't know if they do? Check it, it's free lol. If you just get goin and put a little action, you'll see it's possible and that your solution IS OUT THERE!!! You just have to be a little creative + footwork which will = RESULTS!!!
Heh heh deep pockets? I don't have any lol too broke to afford them... OH! Which was another obstacle, so that's why I'm making this deal as it is, I get to live for free in the Duplex, with my only expense being utilites, and natural life things like food, diapers, ya know... life expenses. NO RENT! My Rent NOW is a positive cash flow if you think of it that way after this deal. Not to mention the other side being rented out.. which it is.
I hope it didn't seem like I was attacking you. I just have some of the same obstacles in my life and that was how I got around them...

I'm writing this to help myself more than anyone else.I've read BE A REAL ESTATE MILLIONAIRE,PROFIT FROM REAL ESTATE RIGHT NOW,PART OF THINK A LITTLE DIFFRENT, AND I'M A MEMBER OF DEAN'S SUCCESS ACADEMY.
do you know what it's got me NOTHING ,wait ,that's not true,i do have a great deal of information,more than alot of people making money dealing in real estate.If you are asking why am I writing this post keep reading and you will find out.
Right now i'm sooooo mad at my self because i've done nothing as far as action goes.the truth is i'm afraid to take the next step because the next step (find properties and calling the owner or the agent about the house)will make it very real to me.
I'm mot afraid that i will not be good at this or afraid I'll lose money.
I am so afraid that I'll be successful or even better ,very successful at investing and I will have to change.
you see right know i'm on disability SSD and I get a monthly check and all my prescriptions are paid for.there is a very large comfort knowing I can count on all this every month.
I TRY TO IMAGINE ME TAKING CARE OF ME AND IT SCARES THE HECK OUT OF ME.
I've never really told anyone how scared I really am,to a point of not being able to move or take the next step.you see everything i've done in my life i've been good at so i'm not afraid to fail,and if i do fail I know how to get up and dust myself off and keep going.that has never been a problem.
I hate feeling the way I do right now.I think i'm writing this because i'm feed-up with thinking like this ,and no one is going to fix it for me.when i say i hate feeling like this i mean I really hate being afraid,I hate being scared.in the training course it talks about steping out of your comfort zone,i never thought I would be this scared of any thing and then admitted it to anyone or even better,write about it.
you know writing this i see investing in real estate is like investing in me,i guess you would call me a fixer-upper.
there is one thing i know,it is very draining not investing in real estate when you know what we know and doing nothing about it.

Thanks for your story and the only person can be in charge of your life is you. I know we all have fear but we all can over come it ! If you don't like your SSD income and that isnt very much and hopefully you will do something about and make something out for yourself. Would it be great someday you can be on Dean's live story and say I was the former SDD and now you have a new life and living much better. I know you can do it !! Just have faith . Like prayers can move mountains. Good luck !!

Anthony, you have to take control of your feelings. You have what it takes. Success will not come to you if you remain in your shell. Real Estate may be challenging to you from the outside looking in as a first time investor. You have no idea, the feeling you get when you are informed that that you have a property, "here are the keys." You will feel like you want to climb the tallest building and proclaim to the world that you have done it. I have been there twice already and it is a good feeling. Alot of self anger here Anthony! Well, I say this because I have lived it. It still is a fight everyday for me! Foregive yourself and move forth. Acknowledge your troubles and let go. Other wise it will continue to be a burden weighing you down til the point you just eventually quit trying. You can do this. You just have to find what motivates you. What inspires you! Fear is just a absent of self ability. So you continue to empower yourself on this journey with the info that is provided here and Dean's books. Look foward to a better day. I know, I know... I am the KING to long post lol I probably shouldn't double space... bare with me folks, it's a habit!
If I may, let me talk a little bit about that lovely "S" word...
Scared usually is a by product of the other lovely "F" word...
Fear
Fear IS NOT NECESSARILY a bad thing, for instance if you use it to motivate you then it's actually a good, no GREAT thing! But take a second to take a look at fear, what exactly is fear?
Fear could be something like not wanting to get hurt physcially so you know not to run in the street, in the middle of rush hour traffic, on the I-5. Probably not the smartest to run thru the I-5 ANY time, but anyways, that's an example of GOOD FEAR! Cause I dunno about you, but if I have to run thru a highway I'm scared S*** Less, pardon my french... oh the I-5 is the interstate that runs from Bakersfield thru LOS ANGELES to San Diego it's not fun to get stuck in
How does that relate to Real Estate Investing, easy! Fear of the unknown. In this case your fear is the ability to rise up and fend for yourself when right now your "set". Easy way for me to beat this fear, which has crippled me COUNTLESS.... countless times lol, is actually to shine a little light on the unknown. Like here's an example... You don't know what the results of you taking care of yourself, it scares you. Obviously there's some risk involved which is why you haven't took care of yourself, so.... FOCUS ON RISK MANAGEMENT!!!!
RISK IS ALWAYS THERE... Easy example I had gotten from another book I read was, when your living in a home the roof can always cave in on you (example how risk is always there). How to stop that?? Make sure you got good building materials in your home (risk management). Try applying that to your life and manage your fear.
Figure out what is the risk, maybe losing something like your paycheck or paid for meds, and manage it, Making sure your deal has enough of a positive return or cash flow that could possibly supplement or replace your current set of funds. If your fears are not so much as monetary, hey you can do the same thing. lol Scared of forgetting to brush your teeth? Make sure you hang a sign that you see when you wake up!!
Now take a second... breath.... the actual "emotion" of fear gives weigh to time, it can't sustain itself without your help. So next time fear is coming, take a second, sit down, clear your mind, and breathe. WRITE DOWN YOUR RISKS (or at least its easier for me too)!! Then create ideas of how to minimize them... ways to increase your percentage of failure 80%/success 20% to failure 5%/success 95%.
Anthony, your going to succeed... simply because you already started to be so. You said yourself!!! You were afraid to ever tell anyone about it... but you did... Hmm. Beatin those fears already!?!!?

I just wanted to add something to the threads opening topic.
Don't think for ONE SECOND, you CAN'T get a deal.
Now get this, everyone always said there's so many deals for all of us to prosper... Now for a moment I didn't believe that, yea I know, I was negative lol. But around the corner where I worked at last nite I figured I'd walk around early this morning.
I seen a house, obviously distressed, for sell by realtor. House was a mess outside, needed a flip. They were asking for 48K. Kinda pricy to be honest, with the condition of the house and comps from low 45s to high 53s, I called the number and got info... it's one helluva of a large lot! From the house clear to the other street behind it lol!! The whole lot is yours.. which has PLENTY ENOUGH SPACE to BUILD.... ANOTHER HOME AND SELL IT OFF... Of course you have to subdivide the parcel (verify lol??) but then the new home is... well new. EASY DOUBLE OF YOUR MONEY ON THIS MOVE... That is, of course, figures BEFORE your due diligence of the house and talking the price down. Just crunch numbers and see for yourself... Remember, your price for the new home covers it's construction, you just need to locate the funds to build it and take a nice cut, maybe 20K so it will sell. And who doesn't want a NEW HOME at 80-85% Market Value!?!
Now not a novice type of investment deal, I'm not touchin it until I get more under my belt. The point is, THERE OUT THERE!!! EVERYONE WILL GET THERE SHARE PLUS MORE!!!! Now, if you want one, get out there and get it!!!! lights... camera.... ACTION!!!!

thank you all for such great responses.I mean that from my heart.each one of you said somthing that has helped me.I just feel so child like when I ask for help.
I'll tell you something,by writing about how scared I was has helped a bit.what I mean is it lost some of it's juice over me.how I know this is one of the action items from dean's academy is to call 8 to 10 real estate agents to evaluate them to find 2 to 4 to work with.
I made my calls and spoke to the agents and asked them the questions I had writted down.you see these steps make it real for me,because once you have an agent too work with and you start looking for properties to look at,and then the moment of truth ,the offer.
I got to tell you something,I'm exicted about this,I'm looking forward to the negotiation that comes along with this.
I just want to thank you again,all of your advice and opinions and your experiences have sparked a little something in me.I know I have a desire to be successful at my investing career.

Don't you think?? What if you just popped on the site wondering, how the heck am I going to do this with 10 kids, a 100 credit score, and a bank account with -99 dollars in it... I can't do this the rest of you investors are either lucky, live in a good area, or just plain rich to begin with.
Not true... anyways look for it. I hope we get everyone involved for the new investors.
As far as Deals are going, you can kinda look in the "My Deals" section to answer that one but I'll give you a little about what I'm doin. I'm buying a duplex, hopefully closing in 2 weeks from today. It already has a tenant in one side and I'll live in the other... What this enables me to do is have the tenant pay the loan while I live for free... I get a little cash flow from the tenant and since I don't pay rent anymore, technically, I cash flow from the amount of my old rent! I have more info in the "My Deals" section so go check it out when you get a chance.
EDIT: Sorry about taking so long to post.. for someone reason I can't see what threads I subscribe too... weird

i'm like you. i've read the books,have bad credit (cr score 500)live in apt for the past 4 yrs, hubby ill not working, only one income and i work for a bank! lol. but thanks for the encouragment. i've ran ads on craigslist-no responses. but i got a few appointments to look at some reos(condos & 2-houses. trying to get it together. and yes, i'm shaking in my boots,but it's a new month got to make something happen.

Hello everyone,
Well i'm a new member and i just wanted to say that i'm really excited about getting the book and start doing this. I want to say that even though i've had alot of bad things happen to me in the last three years,financial,personal,emotional, i'm still a very positive person.My only concern is that i think i have two small things against me that i know can be overcome but are still a concern, that is my credit which is totally shot and i live in southern california where the market is not that great. Can any one tell me if they had success and how they overcame these obstacles.

You know, buying realestate is like having children. If we all waited untill everything was perfect and we could afford them, we probably would have never had them. But look at all the joy and fun, not to mention the experiances we would miss out on. Go for it!!!!!!!

You are right. It's fearing the unknown that keeps us from moving forward. My new motto is "do it scared". I think that I read it on a post from "freeindeed". I love it...and it fits. Hope that I'm giving the right person credit for the quote. If not, I meant well.
I can't wait to close my first deal. It's under contract, just need to complete the process.

Well everone...I have read through so many blog Q&A and must say that I am not alone when it comes to fear, but one special fear over going after the first deal is NOT FEEDING MY KIDS, NOT BEING ABLE TO BUY THEM SCHOOL CLOTHES, AND LOSING MY HOUSE. So many people turn to me for life coaching advice and here I am, read Deans books, Joined the Academy and barely making those payments and have my Realtors Lic. which means I have to pay my NAR dues by mid Sept. What on earth is wrong with me. The only logical answer is to find a deal and make it happen. Yet I ponder and make excuses. I still have a job and make 50K + (blessed many don't have that), I have a car, I have knowledge of the market and have two buyer who have already been pre approved for mortgages and have 20k+ to put down. What on earth is wrong with me. I would be the first to say that God is awesome and has sustained me through sooo much. I have really good kids, 19 in 2nd year of College,14 going to HS (Autistic tendencies and Learning Disabled) and twin of 13 yrs. Somebody give me a dare and shove or something. What on earth is wrong with me? This is my first post for venting. It felt good. help!!
Nothing is "wrong" with you. I'd say just stay on this site, continue to communicate with fellow REI and you will gain the confidence to push forward. You have been blessed and I am sure you will continue to be blessed. Just remember, God helps those who help themselves.
Without risk, there is no reward. You can stay on this site for years and never do a deal, or you can pick yourself up and go do a deal. Do you have any idea of how many offers Jeremy and I have made. In fact my first 2 deals were bird dogs, I didn't even make an offer, I went and found deals for other investors. i used to get so mad while others were making deals and I sat back and read their posts. Until Jeremy and I went and did our deal and made things happen. Nobody will do it for you, understand that. You must take charge of your life and change it for the good. Now go out there and do a deal, wrap it up and start living the life you were suppose to live. I will be waiting for your PM to let me know of your success.......Jan
Thanks for the vote of confidence. I really need it. I begin shedding tears I read that fellow REI's actually give a d@#+ about me and my success. I never respond to blogs only read and wish and sit behind the scences and wonder 'why couln't that be me" and now I have an amazing oppotunity to "make it happen". So I will finish the Agent buyers request. Perhaps while I scout for them, I can find a deal for another investors and do a bird dog deal. Wow just saying it and thinking that I could possibly walk away with 15-20k is making my head swirl. I never had that amount in one bundle. I will go out and begin to make offers. My credit is shot fromt he Mortgage crisis a few months ago (550) so how will I finance? Well my thoughts are see if I can use the equity in my house as a creative finance tool. perhaps, if I present it to a bank or hard lender (as a mortgage note) it could work. Or just find a deal, which seems to be hard in NYC. Deans 4Closurealert website is not working for me for Brooklyn, New York. I have to begin to search it more extensively. Anywho....thanks guys. I will get back on the saddle and ride.

It is okay to vent and get it out of your system, and keep those diseases away. Now this is the dawn of a new day. Get yourself together and begin your journey of a lifetime. We are all here to support each other. We all "went through some stuff." You are strong and can do this. Set a deadline for yourself, start the ball rolling and should it decided to stop, give it a kick. You may want to find someone who has yet to partner with anyone. OMG everything you posted is soo very true.. For me I paid for the best mentors in L.A. I paid for the DG Academy past Dec. I read all the emails,books. I know in my mind exactly what to do. But as I am driving today past a Rental sign or any possible great deal thats all I do is pass by. I get that voice that tells me well Lily, when you do take that number down what the heck or you gna ask the landlord?? I get scared!! But I am so tired of working 2jobs, and 7days a week. Barely making it to cover all living expenses. I will do what you said and get off my butt and take action. Tomorrow when I pass by that empty house again, I will call them up and pretend I am a savvy investor with partners who can pay cash and close in 30days. After I do my evaluation of the house. Sure Ill be scared out of my wits, to move forward but my kids are worth it! Today my sister told me that my nephew got accepted to USC but hes not going because its 65k a year. It really broke her heart, I refuse for that to happen to my kids. I will take action and see what happens! Wish me luck. LilyfmL.A
