This was a deal that we locked up almost a year ago from sending absentee letters out. The owner was immediately interested, as he was about to lose the home due to back taxes (at the time which were $5800). We locked it up for a little more than what was owed. The house had been vandalized and was in pretty bad shape, but located in an area that is being revitalized. Over the duration of the contract (we had to re-negotiate about 4 times)I showed the home to approximately 20 people. We almost gave up. I kept updating the CL post, in hopes that someone would call and buy it. Finally, it happened. I had a realtor who is also an investor call me. I told her to go look at it and make us an offer. She went to the home and told me that the front door was missing so there was no problem accessing the property and that they wanted it. Had some issues with escrow, but finally closed it. Wasn't a big deal, but ended up being a win-win for all parties.

Congratulations! I'll bet that leading up to closing you just had that nagging feeling that it wasn't going to go through, right? I know that feeling all too well.
It just feels so good to have closed something challenging, knowing that you took something in really bad shape and got it to someone who actually wanted it. I love that feeling.

I make a habit of following properties after offers until the sale even if I don't get it.
It gives you a 'real feel' of the market and you can see what it did sell for.
Then go by the property later and see whats being done to it-stop in and ask ?'s. Who owns it? Rent or sale?
