We almost gave up, but got it closed :)

We almost gave up, but got it closed :)

This was a deal that we locked up almost a year ago from sending absentee letters out. The owner was immediately interested, as he was about to lose the home due to back taxes (at the time which were $5800). We locked it up for a little more than what was owed. The house had been vandalized and was in pretty bad shape, but located in an area that is being revitalized. Over the duration of the contract (we had to re-negotiate about 4 times)I showed the home to approximately 20 people. We almost gave up. I kept updating the CL post, in hopes that someone would call and buy it. Finally, it happened. I had a realtor who is also an investor call me. I told her to go look at it and make us an offer. She went to the home and told me that the front door was missing so there was no problem accessing the property and that they wanted it. Had some issues with escrow, but finally closed it. Wasn't a big deal, but ended up being a win-win for all parties.

P.S. I closed this deal with my DG partner who is in Cali Eye-wink

Rock on! I was starting to...

...feel the same way about one of the onees I sold last week. We close it on Weds.

Congratulations! I'll bet that leading up to closing you just had that nagging feeling that it wasn't going to go through, right? I know that feeling all too well.

It just feels so good to have closed something challenging, knowing that you took something in really bad shape and got it to someone who actually wanted it. I love that feeling.

Congratulations!!

That is good! Thank

You Lenee! Happy Holidays!

Persistence

So often we give up just short of the goal. I'm glad to hear that you kept at it and never gave up. Congrats on getting it done!

Congrats Lenee!

persistance Pays.

I make a habit of following properties after offers until the sale even if I don't get it.
It gives you a 'real feel' of the market and you can see what it did sell for.
Then go by the property later and see whats being done to it-stop in and ask ?'s. Who owns it? Rent or sale?
you can also find buyers and other REI's there.

7. Massachusetts is a great State to invest in. Massachusetts has the best Colleges, and Hospitals in the world, plus I know all angles in realestate. Choose me I am experienced in purchasing, rehabing, and managing rental units. In 1994 I bought my first three family house for $1. I invested $70,000 in this home and sold it for 300,000 in 2002. In 1996 I bought my second investment property for $1000, a legal 6 family with 7 units. I invested $ 180,000 and sold the property in 2003 for over $400,000. I purchased my third investment property in 1997, a two family home for $2500. I invested $65,000 in the property and sold for $200,000. I could have easily held on to these properties for two to three years, and have returned almost double. I feared that the bubble would burst and found it in my best interest to sell when i did. I am now on the sidelines and I am eager and ready to get back into investing. As you know I can verify all of this through my tax returns, and the Massachusetts Registry of Deeds. I am your guy waste no more time.
