I mentioned this in my journal but thought I should post here in the deals section.
Was contacted by a seller regarding home she inherited from her brother. She had recieved a yellow letter from me back in March. Saw the property, fell in love with its high ceilings and old woodwork, but couldn't keep it. I wholesaled it(to a fellow DG'er) for $7500
and interestingly enough HE wholesaled it to an end buyer for 12k I believe (guess the person with the bigger buyers list wins) We had a small title issue with property, that delayed closing but in the end everything got cleared up and the deal closed.
What makes this deal special to me is the fact that during the month this deal took to close, the sellers husband (who was battling cancer) was getting sicker and sicker and the seller's stress levels were getting higher and higher. Although she knew I was passing the deal on, she would keep calling me for updates and I became the liason between her and the title company and a set of ears to process what was going on with her husband. The title agent had to drive out to their house to get their signatures for closing, because her husband was to sick to travel and he had to sign too. She called me today and told me that 5 hours after they signed the paperwork, he died. She told me what a blessing it was to get that check so she could, write checks for all the funeral expenses without worring about the money and where it was coming from.
The seller and I spent so much time talking on the phone during this deal, we have become friends and her phone call today was to see when we might get together for lunch. We are meeting on Wednesday.

it's comforting when you get a deal where you know that you are helping someone by taking away a burden off their chest; and in this case, it's even more rewarding to have found a nice person that has now become a friend.

I recently got involved with a deal where the property owner killed himself months ago. I heard its because his daughters and sons did not want to take care of him =( And one of the duplexes he owns, the last tenant ALSO killed himself. =( Strange enough, they put a tenant in the unit right after Without a Disclosure in the contract. (which must be done by Law) The Realtor who gave me the listing did not know either when i told him and was shocked that the Trustee (the son) did not tell Him. So they just talked today and they agreed on a $200K Sale. The Duplex is worth $323K. I just got the offer accepted today, so we still have to sign contracts and match up with appropriate buyer. I will make my fair share, but As Real Estate Investors, This will be very common for us. SO prepare to hear many different situations and sad stories.
On a brighter note, THIS IS MY FIRST DEAL!!!!!! SO IM SO EXCITED AND FILLED WITH ANTICIPATION!!! The Trustee is desperate to sell so i literally had UNCONTROLLABLE HAPPINESS MOST OF THE DAY!!! =DDD!!! He also owns another duplex right next door so i plan on locking it up as well once everything closes fine with this first one.
My secret: download "Your wish is your command" from thepiratebay.se and APPLY IT IMMEDIATELY!!!! IT LITERALLY CHANGED MY LIFE FOREVER!!! GOOD LUCK DG TEAM!!
I am glad you can be there for her; sounds like she needs a friend and you were indeed blessed. You can tell her that your network of friends is thinking of and praying for her as I am sure I am not alone in sending heavenly thoughts her way!

That is an awesome outcome Cathy! My last wholesale deal was very similar. However, the husband hasn't passed yet (but also terminally ill). Makes you feel good doesn't it ?
