I know alot of you new people out there are probably asking: How do I tell the seller that I will not be the one buying their property?
Here is what I do in my emails because all of my marketing is currently online.
"Hello (Sellers Name), Quad City Home Buyers here.
First of all I wan't to thank you for calling me and allowing me to do the best job I can to get your home sold for you.
I want to let you know that I am NOT a realtor and I will NOT be charging you any comission to get your home sold.
I am a local investor from Aledo, Illinois and I focus on helping Motivated Quad City homeowners get their homes sold very quickly for cash, even if they need repair.
I am not the actual buyer, I provide a service to other investor buyers in the area buy contacting homeowners like yourself, assessing your situation, assessing the value of your home and the repairs needed to bring it back to pristine condition, and then making you a fair cash offer for your home based on my findings.
The purchase agreements I use are approved in all 50 U.S states and yes you still do have the right to seek legal council to have them reviewed prior to signing them.
The contract I use has an assignability clause built into it which allows me to do all of the legwork for my buyers and then assign the contract to them and allow them to make the final closing with you.
I disclose all of this information up front with each seller so that you are not surprised when you go to closing and I am not the person buying your property.
I am proud to let you know that CASH buyers are NOT a scam and they WILL NOT rip you off, I am in the business of providing a service to you the homeowner and to my cash investor buyers.
We are here to help you, not hurt you and I will be fair and honest in everything I do.
The goal of every transaction I complete is to make a WIN WIN WIN situation for all 3 parties involved.
If any of the details will not work for all 3 parties, they will either be re-negotiated or the deal will be called off.
I am in the business of referrals and I would like a good referal from you when the transation is complete so I will never do anything to ruin our relationship.

Helps answer the question "How does this work?", that I get all the time! I find that some sellers still think you are the one buying, no matter what you tell them. They get leery when they find out you're not.

Hopefully this will take some of the fear out of dealing with sellers for me. I must say I am procrastinating strickly from fear of dealing with sellers and buyers and not knowing how to convince them that I am trying to create a Win Win situation for all. I believe your letter states it pretty clearly and takes all the quess work out of it. Thanks again!
Don't try to convince them. We are here to help them. Ask questions and listen to their problems. Just push yourself to do it. The only way to get over fear is to take it head on. Do everything you fear. You will grow once you do so. Take about 30 minutes and check out this video by Earl Nightingale. He's a great guy. Napoleon Hill, the author of Think And Grow Rich pass the torch to him. Check out the link below, its a 30 minute message that will inspire and motivate you.
