when you say 'Your success is in your hands'. By reading these forums, following rock bottom I know exactly what I need to do, the only think that's left out and only I can do is Take Action. It just stops me in tracks when I need to pick up that phone and call For rent ads for building my buyers lists. But I am overcoming that slowly and will make sure fear will not stop me in succeeding. Thanks for your tips on bandit signs, will be ordering some soon!

Your timing is perfect as I am on my way out to go hunting and marketing for buyers and sellers and agents etc.. I have got to step it up so put some more good info up and I will check for it when I come back. There is something about being desperate that drives a person and I am finding that I have real issues when it comes to doing. Don't know what my problem is other than isolation and no friends but that has got to change. No money so I have been staying home and rationing gas. Where there is a will there is a way. I need help and support and I am sensitive. Gonna have to harden up a bit I guess but no more time right now to linger.

I am about to purchase my first batch of bandit signs from Sign Warehouse (.com). I can't tell what I should purchase right now, since I'm on a tight budget. I could get away with 50 signs and holders for now. Browsing the site, it looks like a box of 10 Yellow corrugated signs for $12 is standard. And the EnduraSTAKES 10" by 30"(box of 50) for $36 is the best value of all the holders. The total for 50 signs and holders would be $96. Can anyone else confirm this or have you found anything cheaper?

it depends on your preception. 'no friends, isolation' can be viewed as negative or look at it as a positive as NO DISTRACTIONS. LOL I purposely positioned myself in an position of limited distractions. I call it "protecting my mind, protecting my time!" There is however a difference is hanging out with friends and business mingling/networking. Huge difference! Networking is extremely important.
But you know what I have found, once you decide what you want, work towards it everyday. In the 'pursuit' of your dreams. Those that are not (in the pursuit of their dreams also), well you'll find you just have less and less in common with those folks and tend to kind of shy away from people we don't share similar views, attitudes, etc. with.

Not going to lie, you are going to have to develope some thickness of the skin. You don't have to change who you are, sensitivity is needed when dealing with people. Just continue to grow and improved the YOU everyday!

I know you've heard it before, but action does cure fear. I understand, heck I use to literally physically sick before making a call. I'd work it up so much in my mind. You just have to persevere. Push past the discomfort, push past the pain, push past the rejections. And jjuuusssttt to the other side of that 'junk we go through' is where you start putting deals together.

You know what one of the things I STILL tell myself EVERYDAY? "Everyday I do not take action, everyday I stay in my comfort zone, everyday I do not meet my daily goals is ANOTHER day I have to remain in my current circumstance! - MAKE IT HAPPEN"

Just remember it comes down to a choice. We all have a choice. EVERYTHING is a choice.

No cheaper, not for the quantity. I ordered 50 signs and holders, and they shipped and arrived two days from processing. Used standard ground shipping. Your location may make a day difference. Very pleased with Sign Warehouse!!!

Its the absence of conflict and confrontaion while I call my own shots and eliminate naysayers. It also allows me to elevate myself to the higher level of mindset as an entrepreneur. I have lived alone for 27 years and the last 20 years I sat in a work station in front of a computer with a headset on and customers yelling at me and calling me names. ick ! I chose REI for the benefits and to get me with people that have the same interests as I. Real estate is never boring and there is no limit to the number of wonderful people I will be able to meet and yes network with once I put the pedal to the medal. I just had a full plate when I was working full time plus overtime and going to school and that meant no social life. The plus side of this is I don't have to move away from anyone and just add good people as I go. I do go to the REI club meetings. I am still working on finding a good agent that works with investors.

Along with this my REI why is that I must secure my future and I know the best way to do that is investing and creating multiple streams of income. I am always into health and self help and looking to be challenged so as to grow. Yup, Jen you are right on.

Now as for bandit signs I stopped by the grocery store to pick up some apple boxes so I can make my own bandit signs. I only have about $4.00 to my name at the moment and will be holding a garage sale thurs, friday and sunday 8 - 1. Then afternoon and evenings REI.

Thanks again for your input. I believe and I know this will work and it is about coming out of my comfort zone. I have had several things happen recently that were of crisis level and its like the devil is trying to knock me off track. I can not allow anything to interfere and so REI is the number one priority. Pray DG'ers Pray Please.

Thank you so much. I needed to hear those words. I got stuck on trying to find an agent to work with and have not gotten past that. So yes I need to move on to other things. Instead of being a passenger I need to drive the bus.

You are getting results like that in Alabama ? Wow ! I am re-reading Dean's book YOUR TOWN your re profits and he drives it home that you can do this anywhere.
My next door neighbor walked away from their home today and flew back to Ohio where they originally came from. They bought their house in 2005 $365,000. now worth $165,000. appr.. I attempted to work with them and had one of the investors from my club ready to step in and take it over which would have been a bird dog fee but the neighbor was not willing to go along even though I told them we could do this with them in another state. This is California and it seems like a lot of people have difficulty doing deals here. I don't know if its the person who is trying to do the deal or if there is a real problem.

Also Jen, are you using the same re agent and title company each time or different with each deal ?

Well there are a whole lot more houses out there = opportunities and a slew of strategies.

I too thank you for the details about signage. I went to the site that you mentioned after I read your post today, and could not make heads or tails of what I should buy. Yep....good old Alabama! (Roll-tide - lol)

All these deals (from bandits) are FSBO (no agent involved) cleanest and easiest wholesales.
EXCEPT on one deal about 2 wks ago was a FSBO, had lunch with my agent to cover a few things I need to tweak. Made mention of few I had just picked up, long story short I had the deal, he brought the cash buyer. I paid him a base fee on the second transaction. Where he was as listing agent on my property.

I have a couple of agents but one guys is my go to guy. He's also an investor and has an incredible attitude or mindset. We click very well together. (he's right after mom on the speed dial - lol) We have an understanding and he knows I continually field him closings but don't bring him in on everything. Did add another agent this week. Get this she called me off my bandit sign. LOL She's direct with a bank on local REO's so I'll be getting her inventory.
Attorneys: I have three I close with. Depending on their volume and my deadline. lol One I lean more towards and get the majority of closings. Most my local buyers want to use their own attorney which is fine. I just put in my contract where it list the closing agent "TBD by Buyer". Then give them the choice if they want me to handle close or them?

HE made you in HIS own image how you are meant to be and HE wants you to have an abundant life. Dont get down on yourself and let negativity take over your mind. It looks like you are on your way to Real Estate stardom. Congratulations on all the deals you have done! I would have to say that I am in the same shoes as Maddy! I am terrified of calling FSBO's and For Rent signs because of the fear of not knowing what to say if asked a question I may not know the answer to.

I have not posted any bandit signs in fear of actually having someone call me who I may not be able to help.I have read a couple of Dean's books, signed up for his Platinum package and the RBBP, but I am letting fear hold me back. I have invested way too much to quit and not make this a reality. What's that saying "I've come too far to turn back now".

I've attended a couple of local REI club meetings,have a pretty good realtor, and even made some offers on a couple of houses (still really feeling like I don't have a clue about what I am doing). I almost had the last offer accepted but the acceptance was rescinded due to a higher bidder.

Although I feel I am taking steps in the right direction...I have yet to do my first deal since starting this journey around 5 months ago, and I know a lot of that is due to fear. Reading post like yours and other DGer's definitely inpires me to overcome that fear and TAKE ACTION!
