A new Craigslist ad

Ok, so i put a new ad for investors/buyers...don't know if it's a coincidence or not, but i got 2 emails from people who have a house for sale they want me to buy..should i follow thru?

here's one of the emails:
**Read your craigslist and I have a home for sale which is ideal for a flip r hold. My brother and I owe the home, an all brick ranch, w/ hardwood floors (in great condition, carpeted since new). 2-3 bedrooms, partially finished basement, carport, on and off street parking, located in S. Allentown near Emmaus. Lovely, quiet, good neighborhood. Home appraises for $125-130K. Needs updated kitchen and new paint.

If interested, pls email me.**

Check into it

And see what comes out of it because you never know until you ask. It could turn out to some thing and if not then at least you can say you did look into and took action because what would you say to yourself if you did not check into and it turned out to be a pretty good deal.

Have to agree with Shawn. Email them, ask questions about the property (ie: mortgage info (if applicable), if they're open to owner financing, how much they're asking and how they came to that price, address, what's the lowest they're willing to take, repairs needed, etc. After that, run your numbers and if all seems well, ask if you can view the property.

I have many questions however, the main one is What did your ad say??? I live in Emmaus and have lived here in the L.V. for the past 26yrs. PM me and we possibly could work on this together but need more info. to see what you have.

Thanks for your messages....my exit strategy is wholesaling for now. I do have a small buyers list. I let them know what I was doing so they are ready to hear from me if it's positive.

My ad said: HEY INVESTORS!

Do you flip or hold?
Doesn't matter to me....I can find you amazing deals! I wholesale...some I may keep, others I want to share with you.
Tell me your criteria, ie: location, type (SFH), #br, etc.
Tell me your contact info including phone(s) & email

I'm sure your know....NOW IS THE MOST INCREDIBLE TIME TO BUY & HOLD!

Nice going ,great if Its cash sale those are nice.
Not really knowing all details , if you feel comfortable with the numbers and have calculated out all particulars , go for it. Is it a local buyer or out of town?

Did you check comps for the house? What were they and what did you offer? How did you come up with your numbers?

What a GREAT ad!! An example for everyone that you do not have to misrepresent yourself with a false property (LIE) when you run your ads to attract buyers!!
That ad WILL bring you buyers and you don't have to respond with the 20 year old response of "That property is no longer available, whats your criteria, can I call you when I get the next one?"
Good work, that is real thinking outside the box!!
