Hello all,
My name is Carima Forsythe,I am 20 years old and I go to Quinnipiac University in Connecticut. My mom and I are newbies to real estate and I am looking for advice on how to find and get motivated sellers for little or no money at all. Our budget is really tight and we are looking to do our first deal. Together we have built an extensive buyers' list however we have no houses to sell to them. Does anyone have any advice on how we can get sellers? Any advice given would be much appreciated at this time. Thank you for your time.

Bandit signs, ads on CL, hand out business cards (ck Vistaprint, sometimes they have the 250 free offer), word of mouth.

You've done the hard part and gotten the buyers. Find out where they want to invest or buy properties, and then look online at For Sale By Owner and Owners dot com and look for potential sellers. Karen advice as well, with the bandit signs, word of mouth. If you can only afford a few signs, put them in high traffic areas, such as by the walmart, and Home depot, etc.

I was also 20 when I got started into this! Now I'm 22.
The cheapest way to find sellers is to post on free classified ad websites saying "We buy houses!" Or something along those lines. People who need to sell quick typically call these ads for a quick way out.
Another way is to place offers on the MLS. Get a Realtor to send you listings that are Vacant, as-is, and have had a price reduction (all motivating factors). Then place LOW offers on those properties after you do enough research on them. Your Realtor is paid by the seller once it closes, therefore no cost to you!
