buyer and ad problems any advice please?

well i posted an ad on craiglist about a week ago, its a ghost ad, and it goes like this..
$35000 / 3br - PROPERTY FOR SALE/GREAT FOR INVESTORS OR HANDYMAN.... anyways i put in some details on the ad that really made it look like a sweet deal. it started attracing buyers and ive got buyers to even start working with me. anyways about 4 days later one of my top buyers who i attracted from this ad wrote me an email this morning saying my ad was a scam and that he was going to report me to the authorites, i approched him in a professional manner and told him the truth, that its a ghost ad it help me attract buyers so that i have an opportunity to speak with them about helping them find deals and assisting them in a future transaction. he responded with scum bagg ads.. nice! and now i still havent heard from him. anyways im really upset about this, he was one of my best buyers on my list even though i have more. it really kinda kicked me to the curve, i even erased all my ads on craiglist which doesnt matter because i do need new ads. but still i guess ill keep my head up my question is should i keep posting ghost ads on craiglist? im not sure what to do? should i just brush this off and keep working? help please...

I'm really sorry you had to go through that.

As for the ad, I'm confused as to why he waited four days later to email you telling you that it was scam and that he was going to report you. Seems a bit odd to wait that long.

Concerning on whether to post them or not. That's up to you and whether you think you'll feel comfortable enough to do so again. My suggestion if you decide to post them again, make the ad as vague as possible and when people ask about the property, make sure there's enough time for you to reply back to them and let them know that another buyer contracted it.

There are many people on this site that think posting ghost ads are wrong and some people think they're necessary.

As for the investor that contacted you. Ignore him. He's not someone you'd want to work with anyway. Definitely keep your head up and good luck Smiling

Yeah i just brushed it off like it was nothing, he was pretty ignorent. i have plently of more buyers and ill just keep posting up my ghost ads. thank you though youve been a great friend. thanks for the advice..

No pics of property you don't control

That happened to me. I did that last year, but I didn't know it was listed thru a realtor. He threw me for a loop & ripped me a new one, as they were the local listing agent in town ~ scared me!

Has anyone ever been told by an investor before that he "don't step in anyone's shoes to buy a property", or the buyer makes their deposit refundable? How would you deal with this?

I posted a ghost ad once, and got a great response. Overall, I ended up with 30 or so leads from that ad, and had at least 15 calls within the first day that I posted that ad.

Soto, instead of explaining what you're trying to do, you could simply thank your leads for calling, tell them that the deal has already sold, and ask them if they'd like for you to keep them in mind for any future deals. Assuming they respond affirmatively, then you should get their contact info and buying criteria.

Sure, I've had a few buyers who inquired further about the address (and other details), and at least 1 Realtor tried at least 10 different ways to extract the address out of me. I repeatedly thanked her (and the others)--like a broken record or skipped CD--for replying, and asked if she wanted me to keep her in mind for any future deals. Ultimately, she got tired of getting the same response.

Personally

I don't feel right about putting in Ghost Ads. It's always made me feel dishonest, so I don't do it. But, if you're going to do it, I wouldn't admit it to anyone that calls you. Simply say you had such a great response to that house that it sold in a matter of hours, or some such. Don't let anyone rain on your parade. Good riddance, I say.
