OfflineWell, here I am! After seven weeks of devouring this site every single day for six to eighteen hours per day, I am finally starting my journal.
I never saw any of Dean's infomercials, but I did see the last five minutes of The Hansen Report when he was on as a guest. So I ordered the book. I was just ready. Of course, I had been "ready" many times before. Like so many of us, I have purchased thousands of dollars worth of "Get Rich Quick" deals and none of them ever worked. I have participated in dozens of the MLM deals and (sigh) am still dead broke.
But this was just a small investment, and I took the chance! What the heck! I could always learn a little more. I am admittedly, a self development addict! I know enough about MANY things to hold interesting conversations with just about anyone, but I am an expert on nothing.
But that is going to change! I am going to become an expert at REI! I had just gotten my RE license here in CA a few years ago when all heck broke loose and the market collapsed. I worked my tail off for six months or so without making a penny and when I was going to have to invest in more classes or let my license go, I had no more money to invest and let it go. My husband had recently died and I had to go back to work for money. Ugly thought...
When I got Dean's books, I knew enough about RE to see that this one could REALLY work. He gives us ALL the steps!
My three daughters are all grown and gone from home, so I have no distractions there. I do have a full time job, but whatever...
I devoured Dean's books and immediately got on this site, where I have been planted for weeks! I saw that Anita was in Southern CA and tried to contact her, but no luck. Then paydirt! On one of her websites I saw that she was having a probate workshop and signed up! I was SO excited! I made up an excuse to be off from work that night and my daughter got out of her plans so that she could go with me. The night before the workshop, I went back on Anita's site to copy the info and realized it was dated 2009! A year ago! Thank goodness, I didn't make the three hour round trip. But what a bummer!!!
But now a lucky break! I am having to have my knee replaced (well, that part's not so lucky) but I am on temporary disability leave with my job for at least three months! I actually am not planning on going back until after New Year's, but they don't know that yet. Should give me some good time to get things started with REI!
Like Carol said when she started, failure is not an option! It is what I must do! I am closing in on retirement and I have no retirement plan. My job is very physical and I cannot keep doing that! (explains the bum knee) and I cannot have my children having to help me pay my bills! I have been totally independent since the age of 16 and am not planning on that changing.
Today is my birthday! Both in real life and symbolically with my RE journal and my new life as a Real Estate Investor!
I am thrilled to be one of the new Graziosi Investor babies! (I did NOT say babes!) So here's to us and many years together sharing our highs and lows!

I have gotten two email responses so far.
To be honest, I was just too tired to contact them back today. I was up late last night (as always) but this time celebrating the 21st birthday-- then had to get up early this morning to make an airport delivery. My middle daughter and BF have returned to the land of ice and snow.
Tomorrow, I WILL call the REAs. I am very interested to see how that goes and how receptive they are. Hopefully, I will hear from more of them, but it only takes a couple to make big things happen! They just have to be the right couple.
Land line was hooked up today. Can't find the manual for setting up the phone but I found it (manual) online. Got to get that all programmed.

I am assuming you are referring to my RE license? I think that probably I would and maybe even retake the test. Right now, I honestly am not interested in getting my license again. I like this approach much better.
You never know though, I may change my mind. Been known to happen before-just ask any of my three ex husbands!

Yes I was referring to you getting that RE License back . Sorry wasn't specific enough . Is there a conflict of interest in doing both ?? I think you know why I'm asking. I've thought it'd get you an inside tract or is that not so legal ?

I don't think it would necessarily be a conflict of interest. And it certainly is not illegal.
It WOULD make it easier as far as giving me access to MLS, etc, but I sometimes feel that people seem more open when I tell them I am not a realtor.
Just my personal opinion and preference.

I have a friend in Orange county that did not renew his license and feels very good about it!! Like you, he likes what we do better. He has been doing this a while. He said he had to disclose that he had a license but was not acting as an agent on the investment deals he did, He said its much easier (mentally) without his license now.

necessary to tell those you are a Realtor/Agent when you are NOT doing that line of work ? I mean your feelings and opinions are YOURS for sure . WE don't want to play a games of deception either so I was asking for many reasons . It just seemed to be a road block for you too so I asked . Many times I'd throw something at you and you'd toss it back making me think harder and giving me answers . Thought I'd try and do the same .

Didn't think it would be illegal . Doesn't appear to be here . Asset banker by day = investor by evening/night . Same for some agents and they're all using Deans stuff . Ain't that a hoot ?
Maybe we should find a way to give 'em all (asset managers & Agents) Deans stuff under the condition and contract we become there night time partners during the day . I'd even split it 50/50 with them . 1 for them 2 for me ! 2 - 1 = 1 = 50/50 ? Then we all could quite playing cat & mouse . Hee Hee ! 
That'd show Washington how to clean this mess up .

If you are a licensed RE agent you MUST disclose that to the client.
You can do like michaelmangham said his friend did-tell them you are an agent but not acting in that capacity on this particular investment deal, but you MUST legally tell them!

Just set up a meeting with one of the realtors who responded to my email blast. Meeting her at noon tomorrow. Left msg for the second one. Hopefully, I can set her up for tomorrow, too. If Im going to have to put my makeup on for one meeting, might as well get the most out of it!
Have an REI meeting tonight. This speaker is supposed to be really, really good and had people sitting on the floor and anywhere there was a spot last yr. The hotel threatened that if they let that many in again, they could not meet at their hotel anymore. I am leaving very early so I don't get turned away. It is too far to drive to not get in.

Had my meeting with the realtor today! It went very well. She has been in the business for a very long time and is quite knowledgeable. She did 30 deals last year and most of them were with investors.
We clicked very well personalitywise which is always a good thing. She also has some other props listed that she is gong to send to see if I have buyers.

Looks like your work is paying off and sounds very promising. I had a similar situation and "landed" my realtor on the first interview (only 4-5 miles from my house)!

I used Matt's script last August and put it on Homegain. At that time I got replies from seven realtors. The responses of only four appealed to me. Several were just too "uppity" in their attitudes. I had never gotten back with them then because it took me longer to recoup from my surgery than I had anticipated. I called two of those tonight and have set up appts to meet with them tomorrow.
I made up my own letter pertaining more to doing L/Os, that I sent out in my email blast on New Year's Eve. The appt today came from that. I got a response from another realtor from that mailing also, but have been unable to connect with her yet.
