My husband and I have been on this journey for a few years now. We have some investing but limited to buying rental units. We have been stagnent for a year or so. I saw Dean infomercial and ordered the book, read it then I got the next book. Very Good! Dean made it seem easy enough that I could do it.So I am.
It is time to get started I met with our realtor today; investor "savey guy" I like him. He is interiged about us as we are him.
I am still scared. we put in 5 offers and will be doing 25 a month minimum. Oh Boy! I still haven't found my niche yet. We sent out 500 post cards and I have 4 ads on craigs list.placing more bandit signs and flyers out tomorrow. I get nervous about someone seeing me hang up the signs...
I want this to work so bad I can taste it, if you know what I mean.
It took a while before I decided what to do "fast cash" thats my game. Buy it cheap and pass it on.

Ok Well it has been a busy Day. Dan got a post card call from a guy with 4 duplexes and 2 sfh. WE are working that deal.
I got a sign call from a buyer on my must sell sign and another call on my I buy houses sign. I will know more tomorrow on that one.
I met another Dger who found me from the DG website she is now bird dogging for me. she and I went a looked at a property. Not much there. here are a couple options on it. but I think we can be of service to eachother. We rented to houses today and We picked up another rental contract. Which i will place a I BUY sign in the yard tomorrow. And we mailed out 100 postcards.

There has been lots going on for me latily.
First the update on the Ohio house, now the tenant buyers are getting financing through a local CU. The appraisal was today I do hope that went OK. They are getting an 80% loan. this is all good. The TB has another 25k down and We have agreed to hold a note in 2nd position, deed of trust, for the remaining 25k owed for 3 years at 10% IO. Dan and I made a couple mistakes when we initailly set up the LO but it is fixable. Thank God we know the title company staff well. They trust us because we have been doing business with them for 6 years and they are on our power team. So, they don't question our ethics. It pays to be on the up and up. Keep your fingers crossed for me because when this property sells a lot of finacial burden will be gone..
In my last entry I spoke about a newbie named Robin on DG.com, she had found me from the site and is currently bird dogging for us it is awsome. She has the time to drive around and find possible deals, she has a lot to learn but thats OK. Today she sent me 6 potential deals. she is asking basic questions for the sellers and giving me all of the info. for now, in return i will help her learn.
Our rehab is going pretty well we are on track so that is good.
The EDGE event essay contest winners are chosen tomorrow and I am nervous!

I entered the essay contest for the EDGE event and I came in 3rd place. I'm a little dissapointed but someone has to be in 3rd place. I so wanted to meet everyone. So I continue on my journey. Again I want to say;

My Ohio deal is slowly moving forward, but title is ready for closing and all the funding is ready. The appraisal is back. My TB and I are ready!!!! keep your fingers crossed.
It has been a tough week for us. One of our tenants hung himself in the garage. It has been very emotional.The story is; This property has two houses on it. An older lady lives in the mother in law house near the back of the property, she has lived there for about a year now. Her daughters family lives across the street. They found him and the dad cut him down. I realize this is morbid! I feel for them. The teanant has lives in the home for 12 years and was are very first tenant. Nice guy, I never saw it coming. I am trying to find what we have to do legally. And that hasn't been easy so far. Any info here would be appreciated. More later gotta run.

Now, that is definitely something I have not had to experience. I am so sorry; I think the economic times really hit people hard and its a shame that they give up and quite trying like that. Or who knows, it could have been about something else, but that is SO tragic! Please come over and check out the EDGE 2012 thread again.

I is a sad situation for sure. The little lady in the back does no to move so I am happy about that. I amagine it will be a few month before we rent it ou again. Funny hing is though working with a bunch of healthcare people the first one I told about it told me that it wasn't an issue and she would like to see it when it is ready. So, who knows......

Tonight Dan and I had dinner tonight with our biggest PM couple. We have used over 220k of thier money to finance deals. Today they signed docs for our Ohio deal , the one with all of the colorful pictures I had 2 years ago, we should close in 3-5 days. !!!!! scared!!!!! this is the deal that the TB put down 30k of non fundable consideration money.
I am happy for all of us. The lender got 2 years of interst only payment of 900.00 a month. The TB got a great deal, time to repair her credit and the home of her dreams. and I don't have the final dollar amount but Dan and I will get out biggest pay check yet.
Our PMl want us to reinvest thier money Wooo Hooo!!! So Dan and I have to find properties to buy. they have 120k for us to use. (I think more). I love this business

Wow it has been a rollercoaster ride!
I entered the Essay contest for the Edge Event and I got 3rd place I almost tied with 2nd place. The difference was 0.2 points!!!! I was so dissappointed.... But a ticket was donated and the decision was made to give it to me Oh happy day I am soo lucky I just it was meant to be and I am so excited to go! I will get to meet so many of the superstars on this site. So exciting!!!A special thanks to Tammy,Dean and Jeremy and to Thomas for donating the his ticket. I will take full advantage of this amazing opportunity.

Over the past few years I have been writing about our Ohio house. It has been our biggest project. We didn't put this deal in our company we kept it to ourselves.
Dan and I rehabbed it by ourselves. Then put a tenant buyer in the home. 15 months later it has closed!!!!!!!!!!!!!!!!!! Woo Hooooo!!
Our PML is paid off! Dan and I received a check for $37584.22 This is such a finacial relief!
WE didn't believe our TB would ever close. Dan and I helped her along and we got it done.
Our contract withour PML ended in January. We got a 6 month extention and helped our TB find financing. It was financed as a refi not a purchase. So we are still carrying a second on the house
So here are the numbers;
our purchase price 136k, repairs 40k, for a total of 17600k. We received 30k down (NON REFUNDABLE), we made 4k cash flow. Sale price to our TB was 220k. we gave her 1900 in rent credits. Our check was 37584.22 and we are carrying a second of 25k for 2 years at 10% with monthly payments of 300.00 a month. WE could potentionally make over 6k in interest payment on the remainder so we are making a total of 48k at a minimum and possible 54k if she doesn't pay the balance off early.
Anyway a good day for Donna Doo $37584.22 in my pocket!

Wow the Edge even is 12 days away I cannot wait to go. I haven't stared packing yet but I want to!Hahahha It is going to be like being wih a bunch of movie stars!!!! I just can't wait!!!e I still cannot believe I get to go. If it had have been for a very kind person donating his ticket I still wouldn't be able to go.
So we cashed our biggest check and put it to good use. We paid an few things off and have just about enough to pay for a new roof on home rehab. We have been spending a lot of time working around here latily. It is starting to look better even the neighbors are commenting on it. We still have a long way to go.
I has been a pretty busy week. As a realtor I have been pretty busy. 4 new listings this week. We received an offer on one tonight. My daughter and I co list that way she can do most of the paper work and showings and I just keep getting more clients from the hospital. I cannot complain about that.We have one closing on the 20th which i will make about 3300.00. As an investor/realtor I can give to my clients my negotiating skills.I am pretty confident in this area.
As an investor I send ou 100 post card and have received 4 calls. onewas another investor looking to start looking donw here. He will be another bird dogger form me. I am having a tough time with the realtor situation. I could write my own offers but I do not have time for that! Chris is really busy wih commercial and I think he is thinking I don't know what I am doing. since I started wholesaling I haven't really haven't had much success. I decided to train my daugher to be my agent but she is pretty green!!! It is taking a while to bring her up to speed. We have made a few offers I will just have to wait and see if she can handle it. I got 2 post card calls today. I will follow up on them Monday.
I have got to get busy again. I have 60 hours of education to do you my realtors license and another 6o for my nursing license. I have 3 hours left to go!
So Monday will be busy for me;
-I have 2 houses o go see,
-2 houses to see as and realtor.
-I still have to fine tune my data collection.
-I have about 10 phone calls to return
-follow up on a tenant that had 3 horses in the yard!!!!crazy
-print out my flyers and start putting them out
-put out 10 bandit signs
-paint the bathroom trim in my house and pull up tack srip if I have time.
I CAN DO IT!!!!

2 DEALS LOCKED UP YESTERDAY!One is a FSBO and the other is a listed property. The listed property is going to be a hard sell great location but needs too much work for a wholesale. the FSBO need carpet that is built in "93" I think one of our PM will finance it. So much for flipping! hahahah it a great rental.
I am headed to Arizona in about 2 hours to the EDGE event! Ia so fortunate to be going. A special thank you to the person who gifted my ticket I will use it to my full advantage.
100 postcards out yesterday, 100 more Monday. My Realtor in training has given me properties to work on so I will be busy.

First week after the EDGE and it has been busy. Thank goodness I have been on vacation from the hospital. I have found 2 cash buyer! One of them is the biggest cash buyer in town!!! They buy 2-3 houses a month. I know that because I watch the solds and I have been tracking who buys where.
We have 2 duplexes with a cap rate of 14% under contract. And another 3/1 under contract and negotiating with 3 other sellers! What I can say to this it keep marketing baby!! Which all could be GREAT deals!
Also, I picked up 3 more units for my property management company, And Dan is fully on board... So happy! I love this stuff
Another funny thing is I put the rules down for my realtor that wasn't doing much for me and low and behold he is motivted!! Confindence baby!!!!!!! also Wednesday
I called a for rent guy and he intimidated me Today, I called him back and I took control of the conversation I am so proud of myself. I convenced him. He said to me, How do you have so many propreties?" I said because I am agressive and I make multiple offers everyday!" Oh it felt so good... Thank you Dean Graziosi, and all of the speakers from the EDGE and all of my DG friends.

We assigned the duplexes today for 5K plus my EM that I put down and I have a back upi cash buyer another DGer! I can't wait to team up. We have 2 more SFH under contract. so I will keep marketing them. I have found a few more buyers and am gettig more organized. Which really help so we can see what we have.
We finished up our new office and so far it seems to help keep us focus. This is a businees ya know!
I have my goals for 1 year and 30 day written down and placed on my frig and on my bathroom mirror and I have been reading them everyday. That helps me stay focused also.

It been a busy past few week for us out here in the great northwest! I fired my bandit sign guy. He wasn't putting out signs. I didn't get a single call. I guess he thought I would check up on him....silly goose.
I have had to refocus on my managemnt business. When I came back for the EDGE I check out and well.....thing are just not getting done quickly enough for me. So I am at the office 3 days a week now. I have picked up 11 more accounts in the passed couple of week and hired another person to help out. Which is awesome because I can be at my business and focus on RE and still over see the management company. It is not that my staff were goofy off they just didn't stay focus on our goals. We are now and 92 units! I have 60 more to meet my goal for this year. The great thing is I am negotiating taking over another 70units!!! WOOT!
We have done a lot of internal work, Dan and I, We continue to streamline our processes. I can see that I can make much more money in RE that as a nurse. But I cannot quit my JOB yet. Soon I feel it. By gettign our management company to 150 we willbe in a good position finacially.
I have 3 more retail buyers and we are work a LO deal currently. Post cards are out Dan and I will be putting out our bandit signs.
Another interesting thing that happen recently is that Seattle bank that is taking a duplex back has asked us to management the units.. This could be very sweet. I am already working on getting it under contract. Have a great weekend my CFIC buddys

Keep on pushing on girl. My PM company in taft started with my five accounts and I helped her get to 50. Now three years later she is at 325 unit and two staff which is not enough people. She has outgrown her building already....Go get it DD.

Karen, Thanks! I have worked at the hospital for 25 years so I have a lit of people that I care about.. It will be hard to just walk away .
My plan is to go relief so that I can still keep in contact , but I can set my own schedule.

Wow I haven't been here for a while. There is lots going on in my life in the past month. We have picked up another 6 accts. The seattle bank did sign with us and we did finally get some rent.
DAn and I whole saled another house for 3 k and we are managing it. That pretty sweet. We have 4 properties for sale right now. I am hoping something happens with them soon.
I am currently negotiating 2 lease option deals the best one we will make 50k. They are going to put up 50k down, nonrefundable! This deal is kind of quirky. We bought a large house 5 bed 2 bath 2800sqft for 65k we put 35k into it The original PM put up the purchase price and the rehab expenses. Now he wants out so this LO tenants will put the 50k, with a purchase price of 135k and then we will refinance the remainder of the 110 plus 10k with another PM. We will not make much when the close but we will have make 12k because we will spend the profits with the original PM person. Wish me luck please...

Yesterday was a BIG day for me. I signed up a lease option tenant. We collected $50000.00 as a nonrefundale consideration fee!! Yippee. Funny I had written down month ago that a goal I wanted to reach was to make 50,000.00 before the end of this year and I did it!!!! This whole deal took me a month to put together but I did it by myself!!!

This was complicated deal but it is done and I really got my company out of a bind.
So more details....we purchased this house as a flip. but it hasn't sold We have been sitting on it for months.Our PM person called his note. Due by 12/30/12. So what I did was I found a rent to own tenant who put 50k down and on a 5 year balloon purchase price of 135k. Then I found another PM person who is lending us 80k at 8% for 5 years. So at the end of the day we are netting 27k.
So much going on. I am also negotiating a package deal of 78 units. I will keep you update.
Last week I made 1k asissting with a friend with a rent to own deal. I just did the paper work.
We have another house pending all cash close in 8 days! Now that is a true cash buyer!!!LOL and Yes I put him on my list.

Karen I would love to quit working as a nurse. I have missed so much of my family I have an opportunity to go part time but I an afraid to do so. If I so then i surely have to increase my RE income. My nursing job is like a comfortable pillow with a check that is always there. But like with my last deal I made 1/2 of my annual income is a small amount of time... also I went part time a couple years ago and I failed. I hate failing. ;(
However I am way more confindent and capable now. And I am not scared. Tonight at work someone told me of a part time position, my exact job just minus 1 day a pay period would be available in about 30 days and my heart skipped a few beats because I know I am ready to jump!!!!!! I am sure wordy today.. I got on here to tell about another deal but now I am out of time.... I will post a little story tomorrow... Nity nite

Val, You are so sweet thank you... We financed the rest of that LO deal Monday with private money. We borrowed 80k with nothing down! after signing he said to Dan and I please keep me posted on the deals you have coming so that I can have money on hand so you don't have to wait" silently chuckling!!! He went on to say I have some other clients, that have a higher tax bracket, that would like to do some invested on a capital gains purpose......I just about gasped out loud because I had just listened to Matt Larson's Livecast, which he spoke about this concept!
going to the EDGE I think pushed me over the edge. And I so needed that I still have lots to learn and build but I have stayed very focused and I am very glad. Ok my other little deal was a month or so ago a bank for Arkansaw contacted me with a letter.... it said I see you buy houses in the area.... So today I made an offer for 20k now we will see if they except it. If they do I will tell the whole story

I have recently been working with a coach from DG and focusing on time management. Yep I need it!!! I am so busy and a lot of it is because I manage my time poorly.LOL Well It is getting better. So seeing that I am focusing on time, I wanted to review what we have done in the past... So I read through my whole journal. I have neglected writing here consistantly for a year or so. I will do better.
By reading my journal started counting my deals. Since connecting and following Deans investment stratigies Dan and I have done 30 deals to date! Crapola!!
All with private money.
And now we are planning to do more. I am looking at partnering with another DGer. I can't wait to get that in process. I am having to convince my PM guy to do it. We are also going to do a few flips locally. My PM guys wants to a new structure; We find them, buy them, rehab them, with his money and then lease option them out on a 1-3 year contract.
