Thanks! Yes, anyone can do this business, even with a full time job. You just have to use your lunch hours, after work hours and weekends to get it done.

I have thrown out my magnetic car signs because they have faded a lot. This Texas sun has no mercy. I'm going to invest in a sign for my rear car window...will get some calls for sure. A guy at a gas station stopped me and said he makes the car wraps and gave me his business card. Need to shop around and compare prices.

Spoke with Roy Voeks at the Success Academy. He is documenting my first deal and sending the info. to PMI. Just talking to him made me in a much better mood.

Tomorrow I'm going to post an ad in the Thrifty Nickel. I need to get some more leads. Ha, ha, doesn't everyone?!

Well that Thrifty Nickel ad works! Got a new cash buyer and he can buy up to $120k...woo-hoo!

Printed out more I Buy Houses flyers and will post them in different places this coming week.

Ordered 50 more bandit signs and stakes tonight.

Will make an appt. with a CPA this week or next.

Working on 2nd deal with SacTown'sFinest.

Just got through reading The Motivation Manifesto by Brendon Burchard. Great book! Also, I recommend Failing Forward by John C. Maxwell. I haven't read it in a while and I need to read it again. If you think about it, when you first start a regular 8-5 J-O-B, you have to learn how to do things, don't you? And sometimes you make mistakes--right? Well, as I see it, REI is just like that...you have to learn and make mistakes until you get good at it. I keep telling myself that. I made a lot of mistakes in my first deal but I learned from it.

I'm motivated more now than ever to go faster, do more (GFDM) as Matt Larson says. My J-O-B is the pits, so my goal is to retire from it in August of 2016. Everyone hold me to it, ok?

I got a call from an investor that lives in Houston...he needed the names of some contractors here in College Station because he's got a rent property here. It felt SO GOOD to be able to help a fellow investor. I gave him the contact info. for 3 contractors. This investor kept my business card from WAY BACK when I went to an auction in Bryan. I couldn't believe he still had my card. Anyhow, it feels good to network and help out someone else for a change.

Gonna put more than 25 bandit signs out this Friday night. I have quite a buyers list now and I feel like sharks are just swimming around me just waiting for me to throw them some bait! LOL!!

I finally met with a CPA...it went really well. Now I just have to get some deals done so I can pay him next year...lol!

Tonight I'm going to email a Keller Williams real estate agent and see if she will work with me. I've been putting off working with an agent and I really need to get that going. If anyone can help me with a template I'd appreciate it.

Good work! Your agent should be able to set up the offer template for you. You just need to supply inspection period, closing time frame, earnest money amount, cash offer etc. Then the agent can just change seller info, address of property and purchase amount once the template is created.

Donna, Michael & Karen...thanks for the encouragement. I have 3 more working days at my J-O-B and then I'll be off for about 2 weeks. Yay! Still haven't emailed my agent but I will do it during the holidays so I'll have time to talk to her. I may be calling you Michael and Karen! Haven't been accomplishing much these last few weeks because my mom has been in the hospital, I've had the cold from H-E-L-L and my daughter is here from Cali. But I'm going to start the new year off with a bang! Gotta set some goals for the new year.

Got a call from my bandit sign and drove by the house. After talking to the seller, figured out he's not motivated enough. But as I was driving around that neighborhood, there was a FSBO so I called the seller. Turns out the house has been upgraded and doesn't need any work. I called the Success Academy and they said to refer him to a real estate agent and that I could get a referral fee of $500 if the agent closes on the property. So I emailed an agent tonight I had met at my local rei club and give her the details and she emails me right back and said, yes, she could give me a referral fee! Yes!!

Glad to hear from you that you are doing well. Way to go making the most from that fsbo lead, not leaving any cash on the table. And congrats on taking action, way to go!

Just got a check today for $2k for my 4th bird dog deal. Feels good. Got this deal from a letter I sent. Worked alongside my cash buyer and he told me what to offer, so I negotiated and got it done. Funny thing is, my cash buyer hasn't sold the property yet even though he had 3 different offers...they all backed out. One was an owner occupant and the other 2 were investors. So he told me tonight he's going to rent the place unless someone buys real soon.

TJ so happy for you!!! Isn't it awesome to get checks!!! I love it!! I love how you take action & how much of a positive person you are. Did you say you are going to the Edge? I hope so I would like to meet you & chat with you.

Yes, I love getting checks! I'm not able to go to the Edge this year, darn it. But I'll get there one of these years...I really want to speed things up in my REI so I can get out of my J-O-B. I'm going to order Carol Stinson's new book to get my mindset better. I've come a long way but still need help with the way I think so I'm looking forward to reading her book.

Tonight I put my bandit signs up at 2 WalMarts in town. Tomorrow morning I'll go put out more. Also tomorrow I'm going to visit a property once I get the appt. set up.
