OfflineI have been working on a deal since early December. Went back and forth with the owner for over a month. Finally got the property under contract late January and have been trying to flip it ever since. I am just now getting it sold, will close sometime next week:)! The potential profit went from $10-15k to now $3k. I know something is better than nothing and I am so glad to be done with this deal (if only you knew what all this deal entailed!). If I had the capital, I definately would have bought it myself, because I know it would make a great return.
Anyway one day last week, I thought of a guy a I know who buys property. Initially, I did not think he would buy it(as he usually buys them SUPER cheap) so I didn't bother. But then I said what the heck asked anyway. He liked it and we worked the numbers out. To make a long story short, don't necessarily rule anyone out as a buyer until you ask. I showed this property every other day for the last few weeks.

it doesn't matter how big or small the profit is - it is still a deal!! and just having gone through the steps and talking to people already puts you ahead of many other ivestors!

This is not my first deal, but it is the first that I have done in a while. The owner passed and I was working with one of the children. It wasn't a probate deal (per se) because we were able to work around the typical probate process. I came across the deal by reaching out to absentee owners. I will definately let you guys know when it closes
