The concepts that are being talked about in Dean G.’s books are 100% accurate. I and others have been doing similar transactions like this for years. Some people have made themselves millionaires doing these transactions. There are many investors that are on this forum that are here to offer you advice and information along the way. Obviously, we can’t see the specific property you might be inquiring about, but we try to give you information in the general sense. It is always up to you to do what is called “due diligence”. That means YOU need to research the property and the facts around its acquisition.
But here is where it gets tough. There are a few people on this forum that I suspect have signed up for multiple user names and give advice and then enter additional posts patting themselves on the back. Or they have an idea and then proceed to use their different names to promote that idea. Could I point out my suspicions on who those people are? Sure. Am I going to do it? No. It is not my job, but more importantly, it won’t matter as soon as this post is buried under the hundreds that are posted every day.
So to those that are reading this, just be careful. Check to make sure that the poster has filled in his profile information. Wouldn’t you like to know a little about the poster as a way to begin a relationship? Read each post with skepticism until you feel you have a genuine “feel” for the poster. Real estate forums are like the Wild West. Always assume the sheriff is in another town. But lastly, remember that most people on this web site have a good heart and want to help; it is just a few individuals that ruin it for everybody.

You will never be 100% sure of anyone, therefore proceed with caution. Agreed with all the comments, but remember the scam artist will also make their comments here. We just have to be very careful. We are not immuned from the evil ones.

I consider myself a wholsaler trying to get buyers and sellers put together. I haven't been real successful yet but things are picking up. In the past, I would send PM to people because they said they were interested in working with me. About half of them didn't respond and I wonder if it isn't because I didn't provide any information to them about properties until I got more info about them.
I realize I sound naive but I was hoping this site would not be a place for predators to line their pockets illegally. To put something a wise person told me once, "Hope for the best, prepare for the worst." This can be used in all walks of life. If you think someone is scamming you make sure you have escape clauses in your contracts, user and/or assigns to get rid of the property or use a quit claim deed if your in a situation you don't want to be in. Just some ideas. Hope everyone is successful in the new year but be prepared for the worst.
