we'll got a lead on low end property off a bandit. Nailed down seller on price last night 'pending' my walk through to confirm condition. This is a wholese for me. So get there, property is vacant. I do my usual inspection, take pics etc. no biggie. So I walk the exterior doing the same. Get back to my car hop in and look down. my pant legs are covered in what i thought was the little black things from the grass........NOOOOO they moved! It was fleas! i jump out of the car at the same time I an undressing in the yard! long story short, I left there minus shoes, jeans and shirt! left them all in the yard and drove hm that way! praying I didnt get stopped! imagine trying to explain that one!!

not going to go bk to seller on this one. it's a steal practically! exterminator cost is nothing. although I may have grounds for pain and suffering or mental anguish!?! Bhhhahhaha!! just teasing

That reminds me a house I went to see summer last year. They didnt have any pets at that time, but the house had fleas everywhere!! I was with my contractor at that time. When we left, it took us a while cleaning ourselves before we could get back to our cars. We didnt take the house as we couldnt get the price to where we wanted, but we took free fleas home!

With the 53 rehab flips we've done so far, it has taken hundreds of previewing different properties to purchase that many. On these REOs we have had that happen countless times, in fact just last week I got nailed again.
It's just part of the program in this business. Remember the crappier the house, the more potential profit is there!
Here's a tip that I have been doing for years, have another change of clothes with you just incase ... you never know what can happen, whether it's fleas or other inspects, a broken faucet, toilet or water pipe. Always be prepared on every angle.
I'm so glad I'm not the only one with wild/crazy stories of stuff I get into! LOL! Yeah, I've seen some doozies in my day, but fleas.....was a first for me. Take the meaning "bringing your work home with ya" to a whole new level. bhhahhhaaha!
BUT Challenges makes for the victories to be oh so sweeter! With a few giggles an blunders along the way!
Thanks Gary/Jill for reminder! Yeah I usually do have my gym bag in the car. Trained this morning then took it out after I got home to load the bandit signs/stakes in the trunk. I've got 100 going out in the next two days. I thought "I already worked out, I'm not going to need this today" when making room. I broke my own rules: 5 P's (proper planning prevents poor performance) lol
