I had a goal to find 3 realtors to work with this week. Done!
Two of them sent me MLS listings per my specification.
Most of them are nice properties with price reductions.
Some are TLC or needs repair with a price reduction so I'd like to make offers on them.
I've never submitted offers before. I'd love to see something current that investors in California are using. I'm in Los Angeles.
Anyone know of a link on this site for a CURRENT California Residential Purchase Agreement. I found one from 2008 but it's outdated and I don't see any 14 day contingence for inspection.
You know how it is when your starting out. I feel unsure about taking the next step.

When submitting offers with an agent he/she would provide the purchase agreement. Now if your dealing with FSBO you can use Dean's purchase agreement that he provides on this site or google purchase agreements in your city. Or you can ask one of your local wholesalers for their contract in your area who are doing deals.

When you are submitting offers with agents they have the contracts, and you just need the 10-15 business days (for inspection) to use as a contingency. Now if you see 10 days inspection and you want 15 just ask and they will likely work with you.

My real estate agent provided the forms. The inspection contingency was ten days. It was a short sale. The whole process of purchase was 4 weeks. Each purchase might be different. In my case I had to wait longer for the seller to accept than the bank. All the best.

In CA, they automatically give you 17 days for your inspection period. See #14B
Your realtor will use this agreement if an offer is made through him/her. As Reynold said, if you are making the offer yourself, use a simpler one.

Hey question on this I live in CT would the forms be the same if say were to purchase using a hard $ lender?
Please fill out your profile. The form will probably be different since Ca is unique in many respects and this is for California. Ask your local RE agent what form you can use.
