MLS criteria search

Hello everyone,

I had my realtor to start looking for properties and she only found 2 with The search criteria ( as is, vacant, and price reduction ) so i told her to check a new area and she has came back and told me that it is hard to find properties with that criteria. Does this mean that I am in a bad area and should move on to another one or is this normal results ?

Often the search does not include all three components at once. I say vacant is top and tell her to automate for you and she can list each one seperately. Put in her system. Vacant as one criteria, as is another criteria, and price reduction as the third criteria. My agent then lists all three together, but it rarely has many listings for all three.

Thanks, I was not sure if it was time to try a different area or not...now I know and will tell her to redo the search 1 item at a time.

You can always try different areas as well

but stick to the area you picked and try what I mentioned above first, because it is likely true for most places that you won't find many with all three criteria. Best wishes!!!

mls criteria search

I am new but if I understand the post, does it mean to set three different criteria searches in an area and then merge or match them to look for a possible good hit? That is what this looks like and am just checking as it would be a good way to start, if so, then many thanks.

I agree with Tammy.

I would you to register on www.listingbook.com and get these mls listing straight from there and ask your realtor for the comps and make offer on them. if you havent created an llc yet I would suggest you to start with only standard sales (no reos or short sales). You don't wanna waste your time with reos or shorts sales if you don't have any llc yet.

ok i was told to use this search criteria with the 25/1 for it to work right, so you have to modify it when you cant fine them with all 3 in them ?

my agent came back with 10 properties for me to look at all with my search criteria and one that is an estate sell and the lawyer is wanting an offer of any kind...so it may work out of me yet !

I agree with TC

I agree with TC about starting out with Standard Sales. These are listings that are being sold by private owners and you do not have to go through banks--which MEANS, you do not have to provide POFs and can get by with minimal EMDs.

Offers CAN be made on bank props without having an LLC, but if you intend to use Transactional Funding, it is not usually available unless you have a business entity.

Don't forget FSBOs. Driving For Dollars is often one of the best ways to get great deals! Usually much less competition, if any.

Thanks Kareng, TC & Femailceo for the help and advice with this all and i do have a S corp and will work on an LLC later when i have a little more money in my pockets

As for FSBO I will start to work them as soon as i get a contract sent to the lawyer to make sure i have a way out of it if i cant get a buyer for it. I just need to make sure what all i need is in it before i get it made.Once i have all that i think i need for FSBO I will start driving around looking for them and trying to push this to the next level.Just got to get my first deal done so i can move on to the next 20 deals.

As for the short sales and reos i am not planing to hold or flip right now just assign until i have more cash to hold or flip with.

walk through

did the walk through and some need rehab, is there a way to get an idea of how much the rehab would be without having a contractor look at it ?
