Driving for Dollars does it AGAIN!!

Today my wife Deborah and I were filming our entry for Dean's take me away contest. We visited 20 houses that we have closed on this year using one of Dean's zero down strategies. We had a lot of fun but it took us all day to visit the properties. We only hit 20, we did not want a 2 hour video so we left the other 40 or so out!! At each house we showed which of Dean's strategies we used to find the buyer and the seller and how much we made and the time invested. Keep an eye out for the video. It backs up every thing that Dean teaches.

Anyway as we were leaving one of the properties we saw a FSBO sign. We wrote down the number and called the seller. He has 4 other properties that he wants to get rid of. He is 72 years old and is a tired landlord.
DING DING DING!! Deans strategies = driving for dollars/tired landlord. We have not seen the properties or made any deals with this seller and we may or may not work a deal. But we just might have several deals from one call. NO MLS, NO AGENT INVOLVED!!

I have been on a roll this year and I am going to put together a great video this year that will rock the new guys...If someone new can copy one of my deals from the video then I have won first place without even entering the contest!!! But being in the finals would be nice too right..

Driving for Dollars

That's what I do too. And it does work!! Anywhere I go I look for FSBO signs or houses that look vacant. A few weeks ago I rode by a house that had a FSBO sign in the yard and I called the number. The guy was selling it for his mother because she had moved in with him. I met him there to look at it and we talked a while. It was a nice older brick home that he and his brother had kept everything maintained. They even left the power on and they go and cut the grass every week. So anyhoo, he was asking $87,500 which is not a bad price considering all the work they had done and an extra lot comes with it too.

After talking with him, I knew he wasn't going to budge on the price so I talked to him about doing a lease option. He was very attentive to everything I said but he kept saying his mother wanted to sell the house outright so that she could do some things for her grand kids while she was still able. He said he liked the way I talked but right now he thinks they'll just try to sell it. I left it open and I told him if things didn't work out and he needed me to just give me a call and I left him my business card.

Well, he called me today and had a few questions. I answered all his questions and he said he was going to talk to his brother again and they would call me in 2 weeks because he was going out of town next week. WOO HOO!!I think he just might go with the l/o!!

Another one that I'm going to do a l/o on is also one I found while driving. The owner was outside and there were some workers inside. I stopped and talked with the owner. Since he was renovating everything, I just cut to the chase and asked him if he would consider a L/O. He asked a few questions and then he said yes as long as I would screen them. He didn't want me to take pictures yet because everything was in disarray so he told me to call him in a week. So I talked with him later and he said they had run into more problems that they thought and it was taking more time. He said to call back in a week again. so I did. He said they still were working on it and he told me it should be ready by next weekend so I could come and take pictures and write up the contract!! WOO HOO AGAIN!! Driving for Dollars Works!!!

Way to go, Shirley! I do driving for $'s, to in my area. What I'm finding is a ton of homes that look like shadow inventory. Not a lotta fsbo's out there, yet. But, I haven't combed all of the treasure valley, either. I've got a few cool things happening I may post about later.

Dallas, that is just 20 of the zero money down deals we have done this year. As far as deals, we are around 85. I don't even count any more, we just deposit the checks.

Hitting the streets this morning, there are always new estate and garage sale signs out there on Saturday mornings.

Some of those empty houses may be gems and not shadow inventory. We have found a couple that have gotten damaged and the owner had let ins lapse and had no money to fix them up, so they just boarded them up.

I was getting slack about researching the ones we wrote down because so many were showing up as bank owned. But then someone called wanting to buy one of them from us (we always attach our signs to empty houses) and when we researched, we found it had no mtg. There are back taxes and some code violations but that's all. You bet we immediately started looking for the owners and researching our list very thoroughly. There were actually a couple more in there that we had missed.

Check them all out! You never know which one will be the golden egg.

Vacant house tips

If you see a vacant house with no for sale sign but it has a lock box on the door, chances are that is a bank owned property that the listing agent is waiting to get the listing agreement from the bank. If it is a VERY small bank you MIGHT be able to make an offer on it before it is listed. otherwise wait for it to be listed and make an offer.

If it is vacant with no lock box it could be a pre foreclosure, probate, absentee owner type property. Do the research on these.
